  1. Curt Ranta – New Law for Affordable Housing in California Quality, decent, and affordable housing is essential for working individuals, families, and communities. According to Curt Ranta, it fulfills people’s basic shelter needs and improves their overall emotional and social wellbeing. Not many people realize it, but affordable housing is directly proportional to healthy and happy communities. Affordable housing programs initiated by the government give families and the working-class peace of mind by reducing stress and toxins and improving their quality of life. According to the new bill Gov. Gavin Newsom signed recently, most cities and counties in California with middle-income apartment conversions will acquire the status of affordable housing quotas. Curt Ranta’s research shows that California experiences various problems, including unaffordable housing for the working class and communities. The new legislation aims to facilitate the working community, a backbone of California’s socio-economic development. The working class includes teachers, nurses, grocery workers, retail employees, firefighters, law enforcement personnel, plumbers, nurses, HVAC maintenance specialists, etc. The new law focuses on working people and ensures they live in communities where they work and serve. The purpose is to reduce transportation and commute problems.

  2. Although numerous programs aim to develop affordable housing for low-income households, middle-income workers and families always suffer. So, the new legislation aims toward the middle-income workers will benefit them, creating sustainable communities and boosting California’s socio-economic development. Read on! No Property Taxes According to Curt Ranta, the new housing program will issue tax-free bonds, allowing people to purchase apartments and facilitate low-income to middle- income tenants. Landlords will charge rents based on tenants’ monthly incomes. The purpose is to provide low-income and middle-income households an opportunity to affordably live in decent and quality apartments, something that does not break the bank. Because the apartments are freed from paying property taxes, the rents will be relatively lower, allowing working people to live peacefully and serve their respective communities. Increased Housing Quotas Curt Ranta says the newly developed program is popular in Los Angeles, Orange County and the Bay Area. Research shows that more than thirty newly built apartments are now available as affordable/workforce housing.

  3. The authorities have made substantial efforts to convert twenty-six apartments into workforce housing in the last ten months and are looking forward to speeding up the process to facilitate the working class. Although advocates for affordable housing and city housing staff have shown their concerns regarding the program, saying that it could lead to risks, and they don’t know whether rent will cover maintenance costs. While there are a few complications, Curt Ranta says the program will benefit the working class. California’s authorities are looking forward to strengthening the program to mitigate problems like homelessness and increased rents. That’s why the new law focuses on counting low and very low-income housing toward the RHNA quota. On the other hand, the AB-787 will allow middle-income conversions for up to 25% quotas for families with moderate incomes. Peace of Mind Workforce housing in California is affordable to working families, allowing them to live in places close to their jobs. Not only is this homeownership, but it is also rental housing and reasonably afforded by middle to moderate-income. Curt Ranta recommends the government must ensure workforce housing in locations in acceptable proximity to workforce centers. That way, police officers, teachers, office workers, firefighters, plumbers, and others will afford to live in the communities they serve. At the same time, workforce housing in California also includes affordable apartments for retail salespeople, workers in the construction trades, service workers, and young professionals. Final Words Thanks to the new legislation, the workforce housing program is a reliable initiative designed and developed to provide an opportunity for moderate and middle-income households to buy or rent newly constructed housing units in California’s cities and counties. There are numerous advantages of having adequate, reliable, and affordable housing for working households located in California’s communities. The purpose is to allow the critical community workers, including emergency responders like medical, fire personnel, and police, to live in the same communities they work and serve.
