Cleaning it regularly is not enough – ongoing maintenance should always be part of keeping it in the best shape. In quite wet, or relatively wet, climates it is essential to regularly check any wood windows, door frames and similar areas for signs of rot or decay. Sash windows, especially, need special care. When in good working condition, the sash servesa great purpose, but more than that: it is also a beautiful feature. Therefore it is important to call in a good restorer or maintenance company that works on sash windows often. They have the knowledge and experience to ensure your sashes are restored beautifully and good for use once more. Examples of sashes that can be repaired include, say, rotted bottom rails, or a side jamb. Disassembly, in order to repair it, should be left to those that do this often lest you want to run the risk of causing more damage, especially those with old glass in it. You, obviously, have to remove the glazing putty before the glass comes loose. Using the correct tools is important, such as the paint stripper for any old paint to be removed. Minor rot is treated with epoxy. The surface is wire-brushed to clean it, thereafter the surface is warmed with a heat gun at low heat so that liquid epoxy is applied afterwards. In some cases epoxy may not be enough; the restorer will use the smallest pieces of wood to fill gaps. Then you need to let the sash rest and the epoxy set for 24 hours. Thereafter all surfaces are sanded so they can be painted. But first apply primer. Also, clean all original glass before placing it back and make sure you use a putty or supple glazing caulk and push the glass into place.
