While every estimate from every commercial roofing contractor will be different, there are certain elements that will usually appear, and it can be helpful to get a better understanding of each one so that you can break the estimate down before deciding whether to hire them: Materials: your contractor should be able to tell you the exact materials they plan to use, along with who they were manufactured by, and they may even give you several options to choose from. Labor: depending upon the contractor, labor costs may be detailed within the materials section, or in a separate section.

Protection: it’s important that you are clear on what steps will be taken to protect your business while work to replace or repair the roof is underway, and some contractors may choose to include the cost of this in their overall cost projection. Warranty: the warranty offered should be included in the estimate, both in terms of materials and labor. Naturally, the longer the warranty term, the more you will have to pay, but oftentimes, it’s absolutely worth the money.

Timeline: while no roofing contractor will be able to give you an exact timeline for the work, they should be able to give you a good understanding of how long each aspect of the installation will take to complete, and when they expect to have the work finished in the absence of any delays due to bad weather or supply chain interruptions. Payment due dates: depending on the size of the project, some commercial roofing contractors may allow you to make payments throughout the scheduled work, and if so, you’ll need to know exactly when each payment is due.
