I Omar Brown, Residential Architect, project manager, and college graduate has worked hard to prepare a business plan geared toward financial empowerment. By carefully studying the real estate through soaring prices and now depreciation on homes, I have prepared a 100% return on your investment. Rent with the Option to buy
  3. Welcome;Our goal this year and years to come is to become financially free and start enjoying life. Not everyone is in the same situation financially, but I do bet they would not mine if things could be a little easier. Most of us, not all of us are all working multiple jobs to support our families and do not have enough time to support ourselves. Others are living under there parents roofs at 30-40 years of age with no major responsibilities “living in the moment” spending for enjoyment. Bills are continuously on the rise as every dollar made is being spent. I want to encourage you to step out of the box and give me one year minimum to show you how our plan works, with the expectation you will continue in the business for upward growth.
  4. Where are the savings?Banks are offering .01-.05% annual interest on your savings depending on ending balances; you do the math. An ira, cd, saving account, and or 401k are long term saving options which are not bad options but take time to mature. I personally do not like to be penalized for early withdrawals or not maintaining a minimum balance. By becoming a 100 Strong Investment Group business partner we are offering minimum 5%-15% in 3-12 months based on your focus group in which you will see more detail later in our presentation.Some of us are still trying to figure out a couple key questions regarding your current situation:When are we going to be able to purchase our first home?When are we going to be able to go on our dream vacation without coming home to more bills?How can we save for a better future?Write down all question and concerns to discuss for reading full presentationA sign up sheet has been provided at the end to determine which focus group you will consider being in.   7. Down Payment This one time payment made will be the parties only responsibility. This amount will be reimbursed along with 5% commission.
  8. Contractor

    Marlon General Builders will be compensated for there labor in completing the necessary renovations to our real estate purchase. This compensation will be made from Omar and Partners. No money is needed from our 100 Strong Investment Group members to assist with home repairs.
  9. Rent Payment Rent payments are calculated based on maximum approved loan amount. This will include gas, electric, tax, and insurance payable every month at a given time determined by our financial institution. This amount paid each month is fully refundable once home is purchased by new home owner. If rent with option to purchase option is utilized by new customer, you will no longer be obligated to make these payments. You can now sit back and wait for a sale of home. All investments are fully reimbursed plus 10% commission. The diagram to the right is based off 1 months rent/mortgage, tax, insurance, and utilities
  10. Renter or Buyer All partners of 100 Strong Investment Group will act as an IBO – Independent Business Owner with access to properties. What questions you should ask potential renters or buyers are: What is your annual salary? If its combined for over $50,000 we are looking good. Do you have a $1,000 enrollment fee Includes loan Do you have $10,000 down $5,000 allocated towards future down payment or closing assistance All loans are based on 3.5%-5% down & 3.5%-6% closing cost Rent payments will be applied toward down payment. Rent terms are up to 1 year only and payments are the sole responsibility of the renter along with utilities, garbage removal, snow removal etc. We enroll as many clients as possible until we are able to secure the best candidate for our home. All who enrolled do not loose as there loan applications are on file to get them a home. We will now disperse IBO’s group members to manage there 2 home purchase. This process will continue until all loan applicants are placed in a home.
  11. Renter Missed payments

    Renters will be penalized for non payment or missed payments. It will be at our expense but we want to make sure we secure the right person. We will not evict tenant but add to purchase price. Inconvenience charge will be 2x owed amount come time of closing. We strongly urge all tenants to keep consistent.
  12. Percentages Charts are based off one month sale and expenses Phase 1 Ex. House bought distressed for $200,000. Repairs cost $50,000. We retail home for $350,000. Our group net is now $100,000. Now $5,100 + $13,200 + $1,000 enrollment application cost is refundable for a total of $19,300

  16. Conclusion

    All deals on average should close with in 1 year. No deals are allowed to extend pass a 1 year grace period. All up front cost are non refundable, but will be reimbursed through sales. $10,000 down from new buyer along with rent payments and utility cost will be covered. This relieves you from any further responsibilities
