Who is City Pacific Finance? • Since its beginnings in 1988, City Pacific Finance has grown to become one of Australia’s largest finance broking companies. • The network of City Pacific Finance offices – totalling over 40 from Darwin to Cairns to Melbourne – is unique in the mortgage & finance broking industry, as franchisees are able to offer their clients a wide range of finance types: • Home loans: owner/ occupier and investment • Commercial loans • Development & construction loans • Leasing and hire purchase finance • Plant and equipment finance • Investment opportunities in City Pacific Mortgage Trust • Insurance premium funding • This means that City Pacific Finance offices become a ‘one stop shop’, enabling them to keep their clients for life, and making the business less susceptible to changes in the property market. There is potential to grow a successful and profitable business, with ongoing revenue from repeat and referral business and through commissions paid by the lenders on most types of loans.

Home Loan commissions • Lenders pay brokers for placing the loan with them in two sectors (% amounts vary from lender to lender): • Upfront commission: Nominally 0.65% of the total value of the loan, paid within two months to City Pacific Finance Business Support Centre. • Trailer commission: Nominally 0.25% per annum of the loan balance, paid monthly for the life of the loan to City Pacific Finance Business Support Centre. • Payments from City Pacific Finance Business Support Centre to franchisees are: • Upfront commission: 80% • Trailer commission: 75% • The following has been calculated based on $2,000,000 per month being settled for a period of 12 months and is an example only… Main Menu

Plant & equipment and commercial loans • As well as arranging home loan finance, City Pacific Finance has access to over 20 plant & equipment/ commercial lenders, making us unique in the industry. • We can offer clients the following types of finance: • Debtor Finance • Leasing Finance • Vehicle Finance • Business Finance • Plant & equipment Finance • Equipment Rental • Commercial Lending • Livestock Finance • Insurance premium funding • Commission • Payment is made upon settlement of the loan, with brokerage commissions ranging from 0% to 4% (average 1.75% to 2%). • Example: • Motor Vehicle loan: $50,000 • Lender base rate: 7% • Brokerage charged: 2% of loan amount ($1,000 commission) • City Pacific Finance retains 20% ($200), broker receives 80% ($800) • The client would receive a rate of 7.83% over 60 months

  6. City Pacific Finance has built FADS to position the company as a market leader. City Pacific Finance was the first broker to submit a loan online to ANZ via LIXI, and we employ a team of five in our IT department to constantly update, manage and improve our systems. FADS gives you to access to the following tools: Loan Pre-qualifier: enter client details - income, number of children, liabilities, etc - and find out instantly how much they can borrow from the panel of lenders; Lender information: all lender forms are available through the system, from application forms to serviceability spreadsheets; Lender Directory: allows you to research products and rank them according to rate and/or fees; Automated Finance Brokers Contract (FBC); Other features: Reporting and payment, view tax invoices, marketing, database, online delivery of applications to lenders, loan comparison (up to four loans), loan product summary pages, information downloads, reminders for events such as six-month review letter, birthdays, loan anniversaries, etc, ability to rank clients according to their business potential.   7. Marketing & Public Relations • We undertake an initial marketing campaign in your area on a 50/50 shared basis, with each contributing a maximum of $2,500. These funds are generally used for: • Opening function • Local newspaper advertising • Entertaining clients (golf, functions, etc) • Promotional items • City Pacific Finance undertakes marketing to assist in branding and to generate referrals for the general phone number (13 62 55), including advertising (print, radio, television, billboards), sports sponsorship and naming rights for Doomben Racecourse(QLD). • It is also vital that marketing is undertaken by the local office to reach the local area. • City Pacific Finance employs an in-house Public Relations Manager to undertake a range of public relations activities for the company and its franchisees, including: generating media coverage & liaising with the media, assisting with local advertising and media coverage efforts, writing a newsletter for use by franchisees, and assisting with organisation of local functions, writing of marketing material, etc. Main Menu

  8. Training As a company, City Pacific Finance has always prided itself on ensuring that staff, franchisees and brokers have access to the highest quality training available . City Pacific Finance training program is delivered by City Pacific Training. The training offered by City Pacific Training is second to none and ensures that they go above and beyond all their competitors. All new franchisees are required to complete the Diploma of financial services. Diploma of Financial Services (Finance/Mortgage Broking management.) The diploma consists of 4 modules which include 17 units of competency. This sis a nationally recognized diploma covering all facets of lending and marketing, namely, residential, commercial lending and Plant and equipment. City Pacific Finance believes that training is critically important for anyone coming on board in a loan writing capacity – as an employee, franchisee, or working for a franchisee in one of their offices. City Pacific training also offers a series of workshops that complement the Diploma but are also offered independently. These workshops provide a hands on approach to topics such as Plant & equipment products and Quoting, Commercial products and assessment, business plans, marketing plans and a comprehensive induction program for new entrants to the group.   9. Support Ongoing support Following induction, an experienced staff member will spend up to a week in your office to assist in the early stages of your business. The Help Desks have been put in place to provide ongoing support, and training courses for Residential Loans and Plant & Equipment are available for your staff to attend. Both courses are approved by the Finance Brokers Association of Australia (FBAA), and the Residential course is also approved by the Mortgage Industry Association of Australia (MIAA). Our Success Stories Brisbane South City Pacific Finance Brisbane South was established by Steve Cooke in July 1998 and has since grown to employ 9 staff with over 120 years combined experience in finance. Ian Robertson joined as partner in November 1998 and Steve, Ian and their team have now built strong connections within the community through sponsorship and support of local groups and charities, as well as providing financial services to local businesses and residents. From inception they have been the number one office in Victoria. Whilst residential mortgages represent the majority of loans written by the Elsternwick office, they also focus heavily on servicing their business clients providing Commercial and Plant & Equipment finance. The Elsternwick office believes that community support is a critical factor in establishing a positive presence in the local area.
