  1. OHLONE COLLEGE:LAB SAFETY AND MODERNIZATION Planning for THE future WHILE Resolving the issues of Today

  2. LAB SAFETY AND MODERNIZATION background • MULTIPLE PROFESSIONAL REVIEWS DOCUMENT SOLUTIONS • Architectural and engineering review identifies building code and accessibility repairs needed. ($750,000 - $1,300,000) • Mechanical engineers review identifies ventilation upgrades. ($1,200,000) • Combined estimates are well over $2,000,000 to address aging facilities problems. • Insurance safety inspection confirms health and safety risks and liability exposure.

  3. LAB SAFETY AND MODERNIZATION ISSUES CHALLENGES • Safety Issues • Ventilation • Electrical • Eye wash & showers, • Safety cabinets • Accessibility and tripping • Master Plan Goals • Program clustering • Future Science Center • Major Projects Schedule • Below Grade 2010-11 • Secondary Effects 2010-11 • Fire Suppression 2011-12 • 3 & 6 Modernization 2013-14 • Science Center 2014-15 • Financial Planning • Limited Current Bond Funds • State Projects Approval & Funding • Safety Issues • Code Compliance Required • Protect Students, District, Board • DSA Approval and Inspection • Competent Design Team • Contracts and Construction • Master Plan Goals • Accreditation Requirement • Align Strategy and Tactics with Vision and Plans • Major Projects Schedule • Substantial Disruption (classroom relocation, instructional equipment availability, accessibility, etc.) • Major Project Overlap • Swing Space Flexibility Required • Instructional Impact (noise, dust, workers, etc.) • Financial Planning • Current construction costs down • Future financing npredictable

  4. LAB SAFETY AND MODERNIZATION OPTIONS • Minimum Chemistry Solution (bldg 2) -- $600,000 • Install Additional Fume Hoods and multi-station local exhaust • Install ADA Sinks and Eyewash/Showers • Correct Lab Prep Room Ventilation • Complete Chemistry Solution (bldg 2) -- $1,200,000 • Complete Minimum Solution Above • Install Fresh Air /Return Isolation • Upsize HVAC System • Partial Replacement and Modification of Modular Bldgs. -- $1,000,000 • Remove old health center and single stall bathrooms • Modify and connect existing buildings to support chemistry • Install new lab-prep and bathroom facilities • New Modular Solution -- $1,400,000 • Replace all modular buildings with new chemistry complex • Remove old houses and asphalt parking lot -- $200,000

  5. LAB SAFETY AND MODERNIZATION recommendations • ALL OPTIONS ARE ITERMEDIATE STEPS TO PERMANENT SOLUTIONS. • Insufficient funds to implement Long Term Master Plan • OPTION 1 & 2 • Lowest and medium cost solutions • Invest significant money in keeping the chemistry classes in building two. • Most time consuming and difficult implementation • No increase flexibility or lab capable swing space • Not aligned with the academic and facilities master plans. • OPTION 3 & 4 • Increases lab space • Improves flexibility for future swing space needs. • Temporary facilities are a necessary step to get to permanent solutions • Future is unknown and swing space needs may not develop if funding continues to tighten. • Investing in modular buildings inconsistent with District goals but can be resold as other colleges have done when finished • Modular buildings may serve Ohlone for an extended period of time as swing space for programs requiring significant ventilation and plumbing support (biology, chemistry, photography, ceramics, etc.) • OPTION 5 • May be necessary for the modular project • Improve parking for the north entrance • Note: All options are short term solutions to a problem All costs are budget estimates and may vary
