The Private Retirement Market An attractive market: • £1.1 trillion held in housing equity in the 60+ market • £400 billion of this is tied up in homes of those who want to downsize • 3.5 million older people (onein four over 60s) are interested in buying a retirement property • 106,000 retirement units currently available for ownership Source: Demos, Top of the ladder, September 2013

Government Support • Growing awareness of the need for more retirement housing • New planning guidance from DCLG describes the delivery of retirement housing as ‘critical’ • Exemption from Affordable Housing proposed in Scotland • New high-level DCLG research commissioned to further develop policies that support the supply of suitable housing for older people

  7. Meeting a local need It is important that local residents are able to stay close to their hometown in later life, with the support they need from their family and friends. Almost half of our residents move from less than 5 miles away Most residents free up a substantial family home with two thirds moving from homes with three or more bedrooms. 5,000 purchases of McCarthy & Stone properties between 2007 and 2010 freed up family housing worth £1.1 billion back into local markets. This has a knock on effect that stimulates the housing chain and ultimately benefits the first time buyer: Distance moved into a McCarthy & Stone development

  8. Increasing choice for older people The market does not reflect the housing choices that older people want. Supply: 3/4s of older households are owner-occupiers, but only 1/4 of specialist housing is for purchase. Types: Increasing need for housing for those with higher support needs, plus dwellings for ‘empty nesters’. Size: Increasingly, older people want a home with at least two bedrooms but most specialist provision has only one bedroom.

Providing peace of mind On our Assisted Living developments we have partnered with Somerset Care Group, a large and hugely experienced not-for-profit care operation, to offer a range of personal care and support options with CQC registered staff. We manage all of our own new developments. In annual survey results from the Home Builders Federation we have a received double five-star rating for our levels of service and management for the past nine years. We are the only builder in our category to have done so.
