  1. Don McClain-What are the benefits of Retail and Residential REITs? The concept of REITs was discovered in the United States which provides investors with the opportunity to invest in and profit from diversified, large-scale professionally managed portfolios of US Real Estate. REITs allow multiple investors to make investments with proper guidance of finance from qualified people like Don McClain. When a Real Estate company decides to make a Real Estate Investment Trust, it becomes the sponsor for the REIT and hires a trustee. A REIT controls its Real Estate holdings either directly or through the formation of a special purpose vehicle. We will discuss the few types of REITs: 1. Retail REITs Nearly 24% of REITs investments are in shopping malls and freestanding retail. Shopping centers are likely to be owned by a REIT. When thinking about an investment in retail real estate, the top needs to examine the retail industry. It's crucial to understand that retail REITs make money from the rent they take from tenants. If retailers are having cash flow issues due to fewer sales, it's quite possible that they could delay those monthly payments, eventually being forced into bankruptcy. At this point, a new tenant needs to be found, which is a daunting task. Therefore, it's important that you invest in REITs with the strongest anchor tenants. Once you've made your industry investment, your goal should turn to REITs. In every investment, it is important that you have good profits, strong balance sheets, and as little debt as possible.

  2. 2. Residential REITs These are REITs that operate multi-family rental apartments as well as manufactured homes. When you are planning to invest in a REIT, you should know several factors before investing in it. The best apartment markets tend to have low affordability relative to the rest of the country. Within each specific market, real estate marketers like Don McClain Austin Texas will guide you the best for investing in the right assets. Generally, when there is a net inflow of people to a city, the economy grows. The companies with the strongest balance sheets and the most available capital normally do the best.
