But when the tenants reside in rented homes for long, they obviously expect to make basic changes for which they need to take permission from the landlord. Here is a list of top home improvement tips that helps to provide a property makeover without breaking the lease. Know the boundaries A basic rental agreement usually prevents the tenants from making renovations or any structural change to property without the permission of the landlord. You need to get in touch with your landlord or maybe agent to check if you are allowed to make any changes or nor. Also, this will help you to manage your expectations. Consider temporary fixtures You should consider doing some temporary fixes as the landlord might not be eager to let you paint the house in any new color or maybe polish the floors. For instance: ■ Adhesive or sticky hooks are certainly a good solution that would hide any small cracks on the wall as these can hold the light and heavyweights. You can use it for hanging paintings as well as artwork to distract the onlookers from looking at those ugly walls. For bigger cracks, place a wall hanging over the crack or you can also place a chest of drawers that would cover it up. ■ If you don't like the flooring of the house much, you can cover it up with a rug in a neutral color that would give somewhat a similar look as well as feel floorboards that you are dreaming of. Power of interior decoration ■ You can provide a fresh look to your bedroom or the living room by adding some of the elements such as curtains, color bedding that would match the wall

  2. ■ You can also consider replacing the lights of the house with some trendy ones that is available easily in the market. Efficient lighting can definitely lift the mood as well as create a positive environment at the house as well. Also, you can do some experiment with the sanitary fixtures and fittings in bathrooms like the taps and shower heads by changing it with the ones you like and that goes well with your own taste. Always remember that whatever you take off, you keep it safe and put it back like before moving out. The landlords usually don’t mind these minimal enhancements in their house provided that you end up leaving the property in its original shape before you move out. Record or write the changes that you are making into the house to avoid any kind of disputes later. Speak to your landlord In any case, if you feel the property needs a sizeable overhaul and some specific areas like the kitchen needs maintenance, you certainly need to speak to your landlord and ask him/her for the same. Go through the rental agreement carefully before you sign to ensure that you understand all the responsibilities written into the agreement. While many homeowners allow tenants to renovate the property, they may not give the approval to make any structural changes unless and until it is necessary. Preferably, the landlord is the person who is responsible for all the repairs done to the house but in some of the cases, they do expect to share the cost with their tenant. If you are ready to pay for the new paint cost in the house, do some research, take some quotations and share it with your landlord. Your landlord, however, may end up hiring someone if he finds your cost higher than what his budget actually is. Impact on monthly rent Regular maintenance for upkeep of the property is very important especially if the landlord wants to keep it rented for a longer time. While basic property restoration comes at a cost, it does not basically mean an increase in the rent. It is the responsibility of the landlord to keep the property in livable condition even if they have to spend some money as to minimize the void periods. All these reasons are certainly important and should be kept in mind by the tenants before deciding on renovating the house or making any basic changes. - Impact of RERA on Real Estate Industry Leave a Reply Your email address will not be published.
