Overview The Daft.ie 2013 Consumer Attitudes Survey was conducted between December 19th 2012 and January 23rd 2013 The survey was completed by over 2,000 people (established by unique IP address) The survey was completed by users online and accessed from the following sites; adverts.ie boards.ie daft.ie thejournal.ie facebook.com twitter.com

Overview Three sections of the survey: Profile – These questions identify the demographic profile of the respondents – including age, current property status, current location etc. Perceptions – These questions focus on the respondents’ perceptions of the property market, including price and value perceptions. Intentions – These questions focus on the purchasing intentions of the respondents, including intended area, expected price and factors of consideration

  5. Profile • 31% respondents living in Dublin city • 43% living in Dublin, Cork, Galway, Limerick, Waterford city centres • 57% living outside city centres

  6. Profile • 65% of people renting or living with parents • 35% of people owner-occupiers

  7. Perceptions

Perception • A majority of people now believe that prices reflect good value nationally – up 14% points from last year • 13% more people believe that prices are good value in their region compared to last year • On average, the perceived drop in prices from the peak is; • Nationally 49% • Regionally 48% • This represents a small shift from last year’s average figures; • Nationally 48% • Regionally 46%

Perception • On average, respondents estimate that prices will drop 5% nationally and by 4% in their region over the course of the next five years • Last year respondents were forecasting an average drop of 16% in national prices and 15% in their region over a five year period • Respondents, on average, estimate that prices will drop 6% nationally and by 5% in their own region over the course of 2013 • Last year respondents were forecasting an average drop of 11% in national prices and 10% in their own region

  10. Perception • The top 3 factors remain unchanged from last year • “Changes to taxation” 4th most popular response (introduced as a new option in this year’s survey)

  12. Intention • People looking to purchase within a year is now 45.5%, up from 37.7% last year • People deferring purchase for 2-5 years now 31.9%, down from 38.9% last year

Intention * • 5% less people were interested in purchasing a 4 bedroom property than in last year’s survey • 5% more people were interested in purchasing a 2 bedroom property than last year * • 4% less respondents were interested in living in an Apartment than last year * Respondents were able to choose multiple responses

  14. Intention • 40% respondents most interested in living in a city centre

  15. Intention • Average expected house price now €229K, down 6% from last year • Estimated desired price-to-income ratio now 3.4, down from 3.8 last year

  16. Intention • The order of the top 4 factors remain unchanged from last year • “Believe property prices will fall further in future” down 18% from last year • “Need to save for a deposit” up 9% from last year

  17. Intention • “Social capital” and “Proximity to employment” remain the top 2 factors in choosing a property from last year
