Project Description • The project is aimed at construction of the 3 star hotel in the city center of Lviv. • The owner of the project: • leases land plot assigned for hotel construction; • possesses master plan of the future hotel; • is ready to develop the project. • There is a need for an equity investor to fund future construction.

Project Description • There is a big demand for new hotels in Lviv due to a touristic boom in the city. • A big obstacle for starting a hotel business in Lviv is the total lack of land plots available for construction as downtown is protected by UNESCO as a world heritage sight. • The project’s advantage is a land plot with excellent location. • The plot is located within the city’s historical center - a couple of minutes of walking to the main Lviv sights. Tourism in Lviv • Lviv is a well-known touristic destination of Ukraine and a main business hub of the Western region of the country. • The amount of tourists visiting Lviv used to grow 40% CAGR until 2009. • Current growth dynamics is a little bit slower but a new big boom is expected starting from mid-2012. The city will definitely gain bigger popularity due to the EURO 2012 Football Cup. • In 2010 almost 1 mil. of tourists have visited Lviv. • Around 55% of the tourists are staying in the city for 1-3 nights and need accommodation. Lviv Hotel Market • During the past 3 years 25 new hotels had been opened in Lviv. • All hotel formats are already present in Lviv except the 5 star. • Currently the biggest demand is for 3 star hotels. • Eight 3 star hotels are currently operating in the city. • The average price for accommodation in 3 star hotel is $40 per night. The average duration of stay is 2,6 days. • International hotel chains are planning to enter Lviv hotel market in the near future. Number of hotels in Lviv Source: Lviv City Council

Land Plot • Land plot is currently leased by the project owner. • The plot has access to all utilities and communication lines needed for hotel operations. • The plot is currently free from any building. • Plot area is 498m² of which 345 m² will be covered area. • All documents required to start hotel construction are duly approved by the authorities.

  8. Hotel • The building will consist of 2 parts – with 7 and 5 floors respectively. Total area - 1980 m². • Hotel will have 38 rooms and will be able to accommodate 60 people. • Construction requires investing $1,5 mil, which project owner expects to receive with the help of an equity investor. • Construction works are expected to last for 14 months from the start of financing.
