The need for Balance – the Triple Bottom Line • Sustainability depends on finding and maintaining harmony between the built environment, the natural environment and society. • Social Criteria – Socially desirable, Culturally acceptable, Psychologically nurturing • Environmental Criteria – Environmentally robust, Generationally sensitive, Capable of continuous learning • Economic Criteria – Financially sustainable, Technologically feasible, Operationally viable
CHC Campus Profile Rural location adjacent to agriculture 117 acres of developed areas, plus 425 acres of undeveloped open space. 2018 = 381,000 sq. ft. 2013 = 266,000 sq. ft. Net increase of 40% 1.3 MGW Solar Farm - produces approximately 65% of total campus electricity. Olympic sized pool – Heated by solar. LEED Building Accreditations – 2 Platinum, 1 Gold, 1 Silver, 1 Certified LEED Buildings = 30% of total sq. footage. Integrated Exterior Lighting Control system. (Prop 39 LED conversion in 2016). All assets connected/managed by integrated EMS/BAC.

Sustainable Operations Measures The OPR - Building Design & Envelope • Specify 25 year roof warranty. • PVC dual ply roofing for all new roofs. • No asphalt roofing when possible. • Use of low VOC cold application asphalt materials when allowed. • Include fall protection anchor points into building design. • Specify interior and exterior perimeter equipment/maintenance access for window maintenance. • Provide to campus necessary equipment for asset maintenance (lifts) with construction projects.
Sustainable Operations Measures The OPR - Building Finishes • Provide paint palate binder for project identifying location of each color, finish type, and manufacturer color identification. • Eggshell - walls, Semi-gloss – doors/frames , window frames. • Provide attic stock to owner of one unopened gallon of each type and color for each project. • All attic stock paints to be labeled on top and side with project ID, date, location of use, finish, manufacturer, color ID. Example – BL4- 2017-2nd floor, corridor 223,semi-gloss,Sherwin # 456789 California Seashore. • Use only North American manufacturer for all tile and grout products. • No white grout allowed. • Owner to approve all color, tile and grout submittals.
Sustainable Operations Measures The OPR - Conveyances & Elevators • Avoid if possible. • Avoid glass elevators. • Non proprietary manufacturer and controls (this will require a separate consultant). • Traction elevators preferred (reduced contamination potential). • Include all monthly testing and services with one year warranty. • Annual permitting included with one year warranty. • Include an additional 4 years testing and services with construction (total of 5). • Exterior elevators to be equipped with remote scheduling capabilities.

Sustainable Operations Measures The OPR - Electrical • Electrical meters installed at the Factory by switchgear manufacturer. • Electrical meters linked to campus BAS. • Electrical meters to be specified by HVAC control system (compatibility). • Use of single use quick wire connections are prohibited. • Water proof connectors in all sub grade pull boxes and vaults. • Connect specific power outlets (vending machines) to BAS or lighting control system. • Design and submittals must include manufacturer seismic bracing details and requirements for all luminaries where applicable (pendant lighting).

Sustainable Operations Measures The OPR - Plumbing • Define campus standards for fixtures • No hot water for lavatories. • Specify bottle fill at all drinking fountains. • No refrigerated drinking fountains. • Specify point of use water heating for service sinks (lunchrooms, janitor closet). • Specify floor drains for all emergency wash stations. • No waterless urinals. • Specify compatibility with owners specific paper products for paper dispensers.
Sustainable Operations Measures Project Management – High Level • Facilities/Operations are the only consistent campus stakeholder for all projects. Stay Engaged! Consider additional support. • Develop and have a program management and construction management implementation plan. • Invest technology into your Program Management System (PMIS). • Partnership vs. controversy approach. • Set your budget very clearly and have adequate contingencies for unforeseen conditions. • Develop strategies to avoid scope creep. • Define who are your stakeholders; internal and external. • Manage your stakeholders wisely and politically. • Revisit your plan and adjust as needed. • Avoid claims and courts – will cost you more.
Sustainable Operations Measures Project Management – Specifics • Specify hours of deliveries for contractor materials to minimize impact to campus operations • Establish separate address for construction management and deliveries • Define billable hourly rate for campus provided support • Define final completion delivery with additional time before occupancy • Develop new site master documents for civil and underground utilities before start of construction • Require incorporation of all new construction civil and utilities document into master site documents after completion of each project • Establish landscape assets condition report prior to start of projects (irrigation operation, tree assessment) • Standardize specification conventions
