This can be the case if a property is underused, is no longer needed or if the way services are provided needs to evolve. National Office Programme Offices make up a significant proportion of the NHS estate, with NHSPS’ portfolio alone covering approx. 400 office holdings, spanning 400,000 sqm and serving multiple NHS bodies. Property Development We explore redevelopment opportunities of underutilised and inefficient sites in order to provide modern, fit for purpose healthcare facilities, as well as optimise the value of the site so that funds gained can be reinvested back into the NHS. This includes releasing land for much needed housing. Hawks Road, Kingston: a new health facility and up to 100 residential units Chiswick Health Centre, London: a new health facility and up to 35 residential units

  9. Vacant Space Handback Scheme Enabling Commissioners to pass on the liability for eligible vacant space to NHS Property Services (NHSPS), and cut the cost of empty space in their buildings. Once handed back, NHSPS will then use its property expertise to repurpose the space, via:

NHS Open Space NHS Open Space leverages NHSPS' national portfolio of accessible, flexible and affordable accommodation as an alternative to leasing for NHS bodies, driving utilisation and rationalising opportunities. Provides clear and transparent pricing/usage data Substantial, scalable potential A catalyst for better estate management Enables flexible booking/usage of space

  11. CORE: our new facilities management platform As part of the improvements we are making to our Facilities Management services, we have launched CORE, our new FM platform. CORE aims to provide a more reliable and efficient FM service by logging, planning and monitoring our customers’ FM jobs, including reactive and planned, through one system. Greater first time success Increased levels of building compliance More accurate expected completion times More accurate monitoring of assets Real-time reporting Better communication

FM Helpdesk Transformation At the end of 2018 we consolidated our four regional facilities management helpdesks into one centrally-managed desk to target key strategic benefits including: Improved operational efficiency Greater business intelligence Increased customer satisfaction The project has been recognised in overwhelmingly positive feedback and operational colleagues. We have also been nominated for the Institute for Workplace and Facilities Management (IWFM) Awards 2019 in the category “Impact on Customer Experience”.

  13. Occupancy Regularisation A formal agreement on a property’s occupation gives us an opportunity to agree with you on the facts about how our buildings are occupied and used. Leases enable: Quality patient care Security of occupation Clarity on costs Informing future investment

  14. Alternatives to Leases We are aware that a full lease may not be suitable for every occupier, for example where there are short service contracts in place. And so we have three options available: Full lease Rental Agreement Letters NHS Open Space and Sessional Licenses

NHSPS and The King’s Fund • We partnered with The King’s Fund to explore technology and the NHS estate, which has a key role in enabling the NHS Long Term Plan • Key research objectives: • Explore the impact of technology advancements on the NHS estate • Identify the key lessons from previous technology projects in the NHS and other sectors, and look for implications for the estate • Identify the opportunities and risks in this area

NHS Estate of the Future Using PropTech to improve buildings management and planning Real time data on property • Technology is likely to result in a different NHS estate, rather than a smaller one, with space being used or configured in different ways. Supporting flexible working Staff involved in design Location agnostic data Access the system more effectively, from anywhere Lower or different footprint Integrated systems reduces need for space and storage, allows for better patient experience
