  9. Option 1c - New Elementary School on the Case Site Implementation Advantages • Construct new elementary school to replace Case, sized for enrollment and educational program. • Construct additional space for Headstart and Pre-K Counts program. (some IU classrooms to be located in other district buildings) • Size gymnasium facilities for potential Middle/High School use. • Demolish the current Case Elementary School. • Redevelop the site to use the space formerly occupied by Case for other uses - parking, elementary and possibly middle/high school play areas. • Construction would be phased – Phase one would include majority of educational facilities, Phase two would include Gym, Cafeteria, and Library. • Building would be three stories, building would be built following natural grades. • The new construction can be sized for enrollment and program • Provides convenient use of gymnasium facilities for Middle/High School • Facilitates construction phasing, phase 1 construction can be completed before Case is demolished • Dramatically improves site safety and circulation over what presently exists • Maintains existing K-12 Campus Estimated Cost Disadvantages COST RANGE Low High Construction Cost Renovation (N/A) New Construction (98,000sf at $165 to $175/sf) $16,170,000 $17,150,000 Site Construction (Allowance) $ 850,000$ 1,100,000 Subtotal Construction Costs $17,020,000 $18,250,000 Construction Complexity (Allowance) * $ 500,000 $ 750,000 Design Contingency (3%) $ 510,600$ 547,500 TOTAL Construction Costs $18,030,600$19,547,500 Project Costs Building Demolition (Allowance) $ 700,000 $ 700,000 Construction Contingency (3%) $ 540,918 $ 586,425 Soft Costs (17%) $ 3,065,202$ 3,323,075 TOTAL Project Costs $22,336,720$24,157,000 *Phased construction, remobilization, construction duration, and construction logistics will all make this project somewhat more expensive than building on a bigger, unoccupied site, in one phase. • Uses more of the site during construction, additional congestion during school term for both schools • This option will still require careful planning and construction phasing due to loss of parking area, construction deliveries, worker parking. • Building layout is limited by site size/ conditions • Construction activities will impact operation of the Elementary and Middle/High Schools • More costly than building at Hadley site due to building being all new (no renovations), phased construction, and length of construction duration • Will take longer to complete July 8, 2009

  15. Option 2 - Elementary School on Hadley Site Implementation Advantages • Hadley site size adequate for school and play areas • This option costs less than the other options • The most efficient option in regard to the cost and area/ student • Hadley has an neighborhood scale similar to West Hill and Musser • Site is relatively flat • Acquire former Hadley School property • Construct new additional classrooms and support spaces, renovate and reconfigure Hadley to accommodate the current Case enrollment and educational program • Construct additional space for the Headstart and Pre-K program. (some IU classrooms to be located in other district buildings) • Construct a high school size gymnasium and dressing rooms for Middle/High School use • Develop the site for elementary play areas and community use. Estimated Cost Disadvantages COST RANGE Low High Construction Cost Renovation (28,400sf at $110 to $120/sf) $ 3,124,000 $ 3,408,000 New Construction (65,800sf at $165 to $175/sf) $10,857,000 $11,515,000 Site Construction (Allowance) $ 850,000$ 1,100,000 Subtotal Construction Costs $14,831,000 $16,023,000 Design Contingency (3%) $ 444,930$ 480,690 TOTAL Construction Costs $15,275,930$16,503,690 Project Costs Building Purchase (Hadley Elementary) $ 252,500 $ 252,500 Building Demolition (Case Ave – Allowance) $ 700,000 $ 700,000 Construction Contingency (3%) $ 458,278 $ 495,111 Soft Costs (17%) $ 2,596,908$ 2,805,627 TOTAL Project Costs $19,268,932$20,756,928 • While option provides potential use of gymnasium facilities for the Middle/High School, the site is more remote than options at the Case site • Hadley Site is at the edge of the District July 8, 2009
