ACC Request Process Per our Montare CC&Rs: “The [ACC] Committee must give its written approval before any person may erect, place or alter any Building, fence or other improvement on any Lot or landscape any Lot.” Request Process • Complete request form and send to a member of the ACC prior to making any changes to your home exterior. • The ACC has 30 days to respond to the request • The ACC meets on the 3rd Tuesday of each month to review new and existing project requests. • If additional information is required, the ACC has 30 days from the time that all required information is received. • Homeowners have 9 months from the date construction begins to complete the work. • If your project will entail extensive construction or will have a visual or other impact on neighboring houses, please consider talking with your neighbors as a courtesy to them. • If a homeowner proceeds with a project prior to gaining ACC approval, the Montare Homeowner’s Association (HOA) will at minimum enforce a $500 fine.

  4. ACC Walkthrough Process One or more ACC members literally walk through the neighborhood to: • Make sure that we are all maintaining our homes/properties in a way that reflects a high pride of ownership and follows the CC&Rs • Track issues or violations • If the issue is resolved by the next walkthrough, we simply close it and move it off the list • If an issue is ongoing, homeowners will receive a letter of warning • Examples of issues we sometimes see in our walkthroughs include: waste/yard bins visible from the street, chipping/peeling/fading paint, landscape materials left in driveways or yards for extended periods, recreational vehicles parked in violation of CC&Rs, etc. • If an issue appears to be widespread, we send an informal communication out to all homeowners and request compliance with the appropriate CC&R.
