  3. NewRegulations2020 InJanuary2020thenewelectricalsafetystandards wereproposed. Thenewruleswillbeeffectivefrom July2020fornewleasesandApril2021forexisting tenancies. What'snewaddedisthatthelandlordsnowhaveto obtainelectricalcertificateevery5years.

  4. AbouttheNewRules Thenewrulesstatesthatprivatelandlordsandagentsmust getallelectricalfittingsandappliancescheckedandtested every5years. Thenewrulesincludesfollowingchanges: Conductinginspectionofelectricalfittingsbyaqualified person Gettheelectricalsafetyreportandscheduledatefornext inspection Provideacopyoflatestreporttoexistingtenantwithin28 days

  5. AbouttheNewRules(Contd.) Providethelatestreporttotheperspectivetenantby28 days Newtenantmustbegivenlatestreportbeforeshifting Beforeconductinganewinspectionthepersonshouldbe providedwithexistingreport.

  6. AfterGetting theCertificate Iftheelectricalsafetyreportpointsoutanyfaultsordamagesin theelectricalsystemthenthelandlordisobligatedtogetthe repairsdonewithin28daysofinspection. Also, acopyofrepairworkneedtobeprovidedtothepresent tenantwithin28daystherepairworkisdone.

  7. RoleofLocal Authorities Thesearethenewpowersgiventothelocalauthorities: Uponrequestlandlordmustprovidelatestreportwithin7days. Localauthoritiescanserveanoticetolandlordsifurgentrepairsare needed. Ifthenecessaryrepairsarenotdone, localauthoritiescanassessthe property & conducttherepairs. Ifthelocalauthoritiesareabletoprovethattheregulationshavenotbeen compliedwith, theycanimposeafineof £30,000.

  8. NewEnergyStandards fromApril2020 ByApril2020, landlordsmustimprovetheirenergyefficiencyratingsof theirrentedpropertiestoatleastBandEifcurrently, theyarebanded ratingsofForGandiftheirtenancycommencedbefore1stApril2018 andlastsupto1stApril2020. Landlordshavetospendamaximumof £3,500onenhancingthe energyefficiencyoftheirproperty.
