  5. if we build it, they will come • tourism organizations metric for success – volume • disconnect between centralized government policy and local governance/approvals • domestication of hotel investment • Strong property sector embracing hospitality • public sector infrastructure unable to keep pace with private sector growth

  6. asia’s beach urbanization • Bali, Phuket + others becoming cities by the sea • transportation and jobs rewriting the map, new mini urban clusters developing • immigration, both domestic and foreign creating an ad hoc population • skyrocketing land prices • property goes vertical

  7. a culture under pressure

  8. reality bites back • hotel rooms have to be filled • more hotels, more cars, more motorbikes • culture creep will create a melting pot • south bali will only continue to grow • Bali is already an urban resort city • Bali will travel where others have gone before from Waikiki to Spain and beyond
