  5. A Site A – NW corner Retail/Service - Citgo gas station and convenience store Roberts Carpet and Fine Floors Business - Remax Notes Hard Bus Stop Electric Poles on both sides Green on the East side Street side buildings, little additional parking

  9. Strengths • Excellent Zone for Lunch • Use of Trees as a buffer • Nice walking paths • Lots of variety, food and use • Manages current traffic load well

  10. Weaknesses • Lack of residential • Lunch only crowd • Construction Zone • Fence between papa’s and the center, unable to walk through the site • Crossing the street is never consistent (6 lanes to cross)

  11. Opportunities • More parking • More retail • Corner signage (for retail) • Medians on Kirby to match Richmond • New shopping center to be something complementary • Provide safe pedestrian crossing

  12. Threats • Light Rail • Competition for parking • How to get out • Becoming a higher traffic area • Business being threatened by light rails
