Introduction • Any investor would be interested in knowing the return from various market facilities before hand. • There can be more than 70 different kinds of facilities/activities/services in a wholesale market. • This helps prioritizing/phasing out of developmental activities and optimization of resource allocation.

  3. Methodology • 5 markets were selected viz., Azadpur market, Nashik market, Kolar market, Hassan market, Belgaum market (Delhi, Maharashtra and Karnataka). • Azadpur was selected as it assumes a status of an MNI, while others were selected as their respective Governments have given license for development of Private Market Yard. • Various facilities have been analyzed w.r.t parameters like, current value, maintenance cost, space utilized, rate of appreciation, etc. • The NHM list of Market, Non-Market and Essential Services have been considered as a benchmark.

Market, Non-market and Essential Services • Market services means the provision of the facilities & services at the wholesale market complex which include platforms for trading, electronic auctioning facility, cold storage facility, ripening chamber, pre-cooling unit, facility for sorting, grading, etc. • Non market services means the provision of the user facilities & services at the wholesale market complex which include business service centres, catering services, general retail shops, Hotels & Motels, locker rental, etc • Essential services mean the provision of facilities & services at the wholesale market complex. According to government norms these should be there in the wholesale market. Some of the essential services are waiting rooms, drinking water, cleaning, etc.
