  4. REASONS FOR EVICTION Eviction falls into two categories: nonpayment and holdover.​Nonpayment: failure to pay rent.​Holdover: violating the lease, overstaying your lease, violating rental agreement, or bothering other tenants.

  5. A landlord cannot take a tenant to court or start an eviction process without sending the renter a written notice. The tenant is allowed to have a defense available to challenge an eviction for one of these reasons.

  7. A landlord must give the tenant a 14 day notice or demand for rent notice. The notice states that the renter has 14 days to pay rent or move out. If the tenant doesn’t pay or move out, the landlord can begin the eviction process.

  9. If a renter violates the lease, the landlord must give the tenant a notice to cure. The notice states the terms of the lease that the renter violated (e.g., having an unauthorized pet) and will give them 10 days to solve the issue (violation).
