Riverview Condominium Association @ Grand HavenOverview • 48 Condominium Units • Located on Golf Course and adjacent to Golf Club House • A separate Home Owners Association within the Grand Haven Community and Master HOA • All driveways and parking areas are Private. Riverview Condo Association funds & maintains the driveways and parking areas, not by the Grand Haven CDD

  4. Riverview Condominium Association @ Grand Haven Condominium Association s Primary issues: Location and safety issues associated with proposed property development traffic flow proposal. City Planning Board Staff did not provide the Planning Board available alternative traffic flow options in their presentation. The Condominium Association was not brought in on the development process (going on the last 2 years) until the neighborhood meeting approximately 3 weeks ago.

  5. Plan Proposal Alternative Public Parking Lot Subject lot Primary issue: Location of Entrance and Exit to/from Property Utilization of “PRIVIATE” parking area VS “PUBLICLY” owned parking lot to access lot

Grand Haven Golf Parking Lot(50 % Public) Riverview Condominium Private Parking Lot • Owned and maintained by Grand Haven CDD as public infrastructure (Lots of use) • Ease of transit by automobiles, large vehicles and emergency equipment • Golf parking lot parameter already has approved residential entrance/exit points • Ease of access by large and emergency equipment • Few to no safety issues involved • Owned and maintained by Riverview Condominium Assoc (minimal use) • Difficult transit by large and emergency vehicles • Proposed route basically 1 way traffic with no turnaround for large and emergency vehicles (Requires backing out) • Safety of condo residents, condo and residential property in peril with back-up and limited turn around. Utilization of Public VS Private Parking Lot for Entrance/Exit of Proposed Property Development

Riverview Condominium Association @ Grand HavenRequest for no more than 60 day delay of final plat and engineering design of proposed property • Location of 48 Condominiums to proposed subject property • With proposed development, the condominiums have the primary residential impact in Grand Haven Community • Condo Association not invited or involved in development process with GH CDD & City Planning Staff until last minute • Association engaged an Attorney, limited access to proposed development data, details and plans prior to and after Planning Board hearing. • Association & it’s Attorney need time for discovery and preparation for position and coordination of final design, engineering and plat preparation.

Riverview Condominium Association @ Grand Haven Bottom Line: If the City Council approves the applicants request: The Riverview Condominium Association request City Council to direct the City Planning Staff in a workshop environment to consider and propose alternative engineering and traffic considerations (from the Condo Association) to the City Planning Board for their final plat consideration. And Encourage the applicant to work with all concerned parties to establish a mutually acceptable final design/plat that encompasses the majority of all parties concerns/desires with common sense reasoning.
