Normally, the commissions of the agency vary
from 2-5% of the first annual rent. However, some agents of the agency can increase their commission in some cases. The rules under this department aids in confirming the authentication of the contracts between the tenants and the landlords. The Ejari fees is of around Dh195. Security deposit A 5% fees on the annual rent is charged by the Dubai Municipality and added to the Dubai Electricity & Water Authority bills (Dewa). Along with, there is a security deposit to be kept aside which is generally equal to a month’s rent. This gets refunded after you
quit renting the apartment and when you no longer stay there as a tenant. However, in some cases, like costs incurred for repairing, the landlords have the right to deduct some amount from the security deposit. For getting a Dewa connection, a deposit of Dh2000 needs to be done. This amount goes up to Dh 4,000 where villas are considered. The deposit amount is also refundable after the property is vacated. There is also a non refundable connection fees of Dh110 involved.
