RICS Homebuyer Service / Home Buyer Reports in Kent, Surrey and South London The Homebuyers Report is an easy to read, colour coded report in a set format which describes all the major elements of the property, gives each element a colour coded condition rating, and advice about what to do regarding the defect noted. The Report also contains an opinion of value, a valuation figure and an insurance reinstatement valuation.

Detailed Building Survey Reports on Properties in London, Kent and Surrey The Building Survey Report is a much more detailed report, providing finer detail of minor defects that are not necessarily significant and that would not be expensive to rectify, as well as providing details of the major defects that are significant and would have an impact materially, as well as financially.

Residential Property Valuations; Probate and Matrimonial Valuations in Kent We undertake residential property valuations for many purposes: • For sale purposes some vendors like to have a professional valuation of their property before placing it on the market. • For purchases some buyers are in the fortunate position of not requiring a mortgage and therefore instruct a valuer to provide a valuation of the property to ensure the correct price is being paid. • Probate we realise that obtaining valuations for probate can be a distressing time for the relatives concerned, but we are experienced in these situations and handle the matter sensitively.

Residential Property Valuations; Probate and Matrimonial Valuations in Kent We undertake residential property valuations for many purposes: • Matrimonial Valuations - for matrimonial (divorce) purposes is, again, a sensitive issue, but we have acted as joint expert witness/valuers in many of cases of this nature. • Staircasing leaseholders who own part of a property along with a housing association may require a valuation to enable them to either purchase a further share of the property, or to sell their share. Although we are on the panel of valuers for a number of housing associations in the South London and West Kent area, we are nevertheless independent of those associations.

  8. Party Wall Matters The Party Wall etc Act 1996 puts in place steps to safeguard the rights of those undertaking certain types of building work and the rights of their adjoining neighbours. The Party Wall Act works to protect the owner undertaking the works through the party wall surveyors, by ensuring that the work is lawful, whilst also protecting their neighbours rights in the event of damage occurring.
