Client’s Perspective Jo-Ann Fabric and Craft Stores is the nation’s largest specialty retailer of fabrics and crafts and is headquartered in Hudson, Ohio. Jo-Ann operates over 770 stores in 49 states with three Distribution Centers in Hudson, OH, Visalia, CA and Opelika, AL. More than 23,000 employees nationwide work to support the Jo-Ann Fabric and Craft Stores brand. The proposed Roth solution was to design a roof system that would meet the requirements specific to the building construction for wind uplift, roof insulation value, waterproofing integrity, and long-term performance. Over an eight-year period, Roth worked with Jo-Ann Stores to replace sections of this 1.2 million square foot facility and in 2009, completed the last of the major construction on this facility. Outcome • Through Roth’s design/build strategy, the cost of roof replacement was lowered based on a Roth-negotiated best price and terms with the manufacturer that included a 20-year system warranty. • Roof leaks were reduced to zero. • Since the commissioning of the roof sections, Roth has engaged in leading edge solutions to further reduce this sites’ impact on the environment such as natural lighting optimization and development of state-of-the- art roof ventilation systems. These innovative solutions were developed to meet Jo-Ann’s expectations. Challenge Jo-Ann Stores acquired an aging building complex for their Corporate Headquarters facility and faced constant roof leaks that resulted in potential safety issues and excessive spending on roof leak repairs, damage clean-up, and lost inventory. Client’s Perspective The United States Postal Service [USPS] has an owned facility portfolio with an estimated roofing footprint in excess of 200 million sq. ft. The Postal Service determined that financial and human resources had been inefficiently utilized on roofing due to [1] inadequate maintenance and repair during the roof life cycle that resulted in premature roof replacement; [2] unnecessary replacement of roofs that could otherwise have been repaired or restored at a fraction of the cost; and [3] recordkeeping practices that failed to take advantage of traditional roof manufacturers’ warranties. • Annual Data Management • Administration of Repair Work Orders • Conceptual Design Services Outcome With proper design, specific ASTM material requirements, proper installation and construction oversight with ongoing proactive preventive maintenance, the USPS will see a marked increase in the performance life and reliability of their roofs throughout their affected portfolio. Approximately 6,150 (70%) of USPS-owned facility locations are scheduled to receive their roof assessments and preventive maintenance (PM) services in 2012. As a first value-add recommendation, Roth offered a more robust maintenance option to streamline the care and upkeep of the roofing assets. Further, expectation of the roof life will increase two-fold by virtue of Roth’s leading edge PM service. Roth also provides management of the USPS roof leak demand services 7/24/365. Roth ensures that third party roofing contractors are manufacturer certified and are completing repairs in accordance with standard industry practice. Within the Conceptual Design Services module, Roth is implementing uniform Design Standard adherence. Challenge To help maximize its roof performance life and reduce its total cost of roofing ownership, the USPS selected Roth, a Sodexo company, in August 2011 as their Best Value National Roof Asset Management Supplier, or RAMS, ensuring the USPS the highest level of service. Challenge Scope of Work Pacific Garden Mission, located in Chicago, Illinois, is the largest continuously operating homeless shelter in the United States. Pacific Garden Mission houses up to 1,000 men and women a night and serves 180,000 meals a month. Their corporate commitment was to provide the best roof system value possible that was sustainable and an environmentally healthy development that would be viable in any setting for any population. Roth, a Sodexo Company, played an integral role in the development of a green roof that satisfied the reflective properties, multi-ply redundancy and budget requirements necessary to achieve the Mission’s goals. The 16,000 sq. ft. vegetative roof incorporates a solar- reflective membrane and vegetative grids, which facilitate significant ecological benefits. Roth, a Sodexo Company, provided a combination of gravel surfaced and HK 5001 surfaced BUR membranes. The HK 5001 membrane provided the solar reflectivity and emissivity necessary to support the Mission’s goal to achieve LEED® certification. The reflective white membrane was used to frame the large vegetative areas of the roof and defend against solar heat build-up. The gravel surfacing was used to protect the roof from UV damage and physical damage under the vegetative grids and between them, which created secure walkways for employees tending the roof’s vegetation. The combination of these materials offered the Mission a sustainable solution that is environmentally responsible and offers excellent impact and tear resistance. Solution and Outcome Considered a “Friend of the Mission” Roth’s specifications and recommendations for this green roof are an efficient ecological system providing energy savings and 25 percent reduction in storm water run-off. Demands on the city’s aging storm water management system are lessened by the plantings and soil media. The vegetative layer protects the roofing membrane from destructive UV rays and increases the overall roof life, reducing the frequency of tear-off that consumes landfill space with construction debris. The vegetation requires no watering because the variety of plants selected go dormant during dry spells. Challenge Carnegie Mellon, through the leadership of its Green Practices Committee, working in collaboration with Roth, a Sodexo Company, committed to implementing a living roof as part of the University’s green initiatives. The plan included outfitting both a vegetated green roof and nearby control roof with integrated monitoring equipment to allow comprehensive evaluation of green roof performance with respect to storm water flow and quality, energy use within the building, and the urban heat island effect. When Carnegie Mellon was ready to move forward, there was no other choice than to partner with the leader in roofing technology, Roth and its team of industry experts, to manage the process from roof tear-off to providing the materials and installing the green roof according to custom design. Scope of Work The 4,000 sq. ft. green roof was constructed on a flat section of roof on top of the existing concrete decking on seven-story Hammerschlag Hall. Roth primed the concrete deck, installed a vapor retarder, insulation and roofing systems, and added filter fabric, moisture retention medium and vegetation. A nearby control roof was outfitted with integrated monitoring equipment to allow comprehensive evaluation of green roof performance as to storm water flow and quality, energy use within the building, and the urban heat island effect. Solution and Outcome expectations in designing a roofing system using environmentally friendly green roofing technologies. Carnegie Mellon University’s living laboratory not only supports the university’s research efforts but has become a national showcase for its academic programs. This “Living Roof” project enhances the insulating performance of the roofing system, and reduces the volume and rate of storm water runoff from the roof.
