However, there are certain things that homeowners need to know before renting out their property.  Screen the tenants rigorously by asking questions, checking references, inquiring about tenancy history, etc. Check the rent being charged for similar properties in that area and then set a competitive rent for your  rental property. Write down the terms of tenancy and protect yourself with a lease agreement. Discuss all clauses with the tenant before renting. Make minor upgrades to the property like repairing cracks, tightening the hardware or changing a faucet etc. While renting out with furniture, consider slipcovers made out of stain repellant & washable fabrics to protect sofas & chairs.
