PROPERTIES IN BANGALORE Bangalore, popularly termed as the IT city, has turned out to be the most happening market for residential properties in India over the last couple of years. The overall sales in the housing sector have seen a rise of 80% in the first few months of 2019, as compared to that of 2017. The same period also recorded a marked decline of 44% in the overall unsold stock; according to data from ANAROCK Property Consultants, this was the maximum percentage amongst the major cities. The growth in consumer demand was majorly responsible for the increase in sales. In fact, as revealed by reports, the residential inventory’s overhang, which was 42 months in the first quarter of 2017, came down to only 15 months by the end of 2019’s first quarter. During this period, fresh supply got a boost of approximately 39%.
Managing Director of reputed realty player Puravankara, Ashish R Puravankara, affirmed the stupendous growth in the real estate sector in India, which is regaining traction, both in terms of visibility and viability. As far as affordable housing is concerned, 2018 saw a considerable rise in demand amongst homebuyers. Puravankara as a key real estate developer of the area sold 1148 units in the last few months of FY2019, thus recording an increase of 117% while the third quarter had recorded sales of only 528 units. Industry insiders state that it is the new and young population that is pushing the housing sales in the city. This has in turn been brought about by remarkable commercial growth in the city over the last few years, supported by budding start-ups.
Thanks to these developments, the income level of IT/ITES professionals as well as entrepreneurs has got a boost. To add to that, prices that are being offered to them are also quite attractive, on top of which developers are promising irresistible deals with the aim to clear unsold stock. According to market speculations, the residential sector is finally overcoming the downturn of seven years, though this revival also depends a lot on how the developers manage to ensure liquidity at conducive terms.
