In line with central governments vision of housing for all, SmartHomes will develop 1 Million housing units in a phased manner by 2040 in proposed 100 Smart Cities of India. Smart Mission SmartHomes will launch first phase of 7500 apartments across 6 sites in the financial Year 2016-2017

About Smart Homes • SmartHomes is a professionally managed start up real estate organisation that has a clear focus to develop value housing in India. • SmartHomes has a team that has over 200 man years of experience in development of residential apartments in group housing projects. • Our team of promoters, partners, associates, engineers and architects has delivered more than 100 million square feet of housing and commercial projects across India. • SmartHomes plans to build 100 thousand value apartments in phased manner in the ticket size of 26,250 USD to 125,125 USD in over 900 Acres of land with an average land size of each site expected to be up to 25 acres of maximum.

About Smart Homes • Smart Infrastructure investment partners are based in USA, Europe and Singapore. • The invest teams have decades of experience and come from a background of Real Estate, Infrastructure and Investment banking. • The team of investors will be part of Smart Group company board. • SmartHomes India is in a process of becoming subsidiary of Smart Infrastructure Singapore. • Smart Infrastructure is partnering with top notch housing technology companies based in Singapore for conceptualization of Smart housing based on Smart City concept. • Compliance team of Smart Group is working on seeking FDI permissions to invest in Indian Real Estate.

  5. Smart Business Model • SmartHomes is to build value housing in India by entering into Joint Venture / Joint Development partnership only (in compliance with Indian FDI rules) with companies having good credit ratings and minimum experience of more than 5 years . • Smart Group will only work with Joint Venture / Joint Development partners offering space/land that has a clear title and free of all charges & liens. • JV/JD partners will be board members in the SPV formed for their respective projects. • Due diligence will be conducted by third party specialists on the JV/JD partners and the land offered for the project. Time duration for Due Diligence will be approximately of 3/4 months. • Land offered for the project should have all required approvals and licenses in place before the Due Diligence process is conducted.

Smart Business Model • SmartHomes will enter into proposed 100 Smart Cities announced by central government. • SmartHomes will launch its first phase of the project in India’s First Smart City, Dholera SIR. • SmartHomes will partner with various industry specialists to get the job executed keeping core tasks with the company. • Construction & Architectural work will be executed in partnership with the chosen companies having good ratings, credit scores and having minimum of 10 years of experience.
