Once you’ve found someone then you’ll need to do salary income check, credit, rental history & background checks 3. And then finally you’ll need to write up the lease contracts
And now here is the work that comes with managing an investment property… Since tenants don’t always pay on time you will now need to monitor their rent and pay all of your other bills too…comply with the law with fire alarm, public liability etc. Take maintenance calls and find a reliable tradesperson who probably won’t show up to your property Hopefully you’ve chosen the right tenants and when you find out that they’re not…. its time to send out an eviction notice
If things don’t turn out, then the possibility is that you will be going to VCAT If you’ve proved to VCAT that the tenants did not comply then congratulations, they will hopefully be out in 14 days, otherwise you will have the struggle with a battling tenant who doesn’t want to leave and who may destroy your home. When the angry tenants finally leaves, you then become the cleaning service and maintenance coordinator to fix up all the repairs so that you can put the place back in the condition you first had it.
