Wycombe Development Framework How do we see Wycombe in 25 years time? Flackwell Heath Residents Association 29 March 2005
What’s it all about? Engaging people and organisations in the future planning of our District • Community Plan • Wycombe Development Framework (WDF) • Imagine the Future – Part 1 (Spring ‘04) • Imagine the Future – Part 2 (Autumn ’04) • Imagine the Future – Part 3 will start at the end of September 2005
The Issues - What future? • How far do we want to meetlocal needs for new homes? • What economic role do we want it to play in the region? • How much of a balance do we want between jobs and labour supply? • How can we avoid the economy ‘overheating’? • How can we get the right infrastructure to accompany development • Protecting Wycombe District’s special environment and countryside setting
Adopted Local Plan TC Inset
Key Study Work • Economy Study • Urban Capacity Study (housing potential) • Open Space and Recreation • Retail and Town Centre Uses • High Wycombe Town Masterplan …building on much other study work too
Factors to take into account Now… • Jobs and workers are broadly in balance • High %age (63%) of working residents both live and work in District • Limited funding for new infrastructure But… • Trends are to a declining/ ageing population/ increasing ethnic proportion of population • A decline in local labour supply • Growth in households • Growth in jobs predicted • Housing needs are not being met
SE Plan Housing Options to 2026 for Wycombe part of Western Corridor/Blackwater Valley
Big Decisions: Economy • Balancing Jobs + Workers – points to very careful approach on jobs (unless major housing growth) • Providing quality business space: - Regenerate existing sites? - Business Park? - implications: • More in-commuting – need more housing? • Must be ‘green’/ minimise traffic • Sports Centre? Mixed use? • Employment land release - will plan for some - but need to retain mixed supply
