MISSION STATEMENT The Board of Directors of the Doral Landings Community Association is committed to perform the duties and obligations of the Association set forth by the Declaration and By-Laws, administer the interests of the Association, enhance the quality of life, health and safety of its residents, and to preserve the common welfare and property values of the community. Furthermore, the Board of Directors will conduct the business of the Association with honesty, integrity and a strict Code of Ethics, and will encourage the homeowners to take an active role in the affairs of the community.

2005 WAS ONE THE MOST BRUTAL YEARS IN HISTORY FOR HURRICANES IN SOUTHERN FLORIDA
IN 2005, SOUTHERN FLORIDA WAS AFFECTED BY THE HURRICANES KATRINA AND WILMA AND THE ECONOMIC IMPACT TO MANY COMMUNITIES , INCLUDING DORAL LANDINGS , WAS DEVASTATING
THE FOLLOWING WILL SHOW THE DAMAGES TO OUR COMMUNITY OF DORAL LANDINGS

MANY HOMEOWNERS LOST POWER FOR SEVERAL DAYS AS A RESULT OF THE WIND FORCE OF HURRICANES KATRINA AND WILMA AND MOST OF THE HOMEOWNERS EXPERIENCED SOME TYPE OF DAMAGE TO THEIR PROPERTIES
IN SPITE OF THE ADVERSITIES WE ALL EXPERIENCED WITH HURRICANES IN 2005 MANY GOOD THINGS WERE ACCOMPLISHED
DAYS OF FUN AT DORAL LANDINGS IN 2005 HALLOWEEN PARTY EASTER PARTY CHRISTMAS PARTY MOTHER’S DAY WINE TASTING PARTY
Some Of 2005 Accomplishments • Year to date December 2005, Doral Landings ended up with a surplus of $16,441. Financial Statement for 2005 is being audited as required by Law, • Painted the entrance and the rear gate exit walls, Guard House, Cabana and Gazebo. Pressure cleaned the roof of the Guard House, Cabana and Gazebo, • The entire lawn sprinkler system on the outside perimeter of the community was repaired, including the wiring associated with the zone valves, • Vandalized chain link fence on 50th. Street was repaired, • Repaired vandalized street signs, • Added picnic tables at the Gazebo area, • Replaced light fixture at the entrance of the community, • The web site was created as another tool to inform the homeowners. This Web Site contains forms, minutes of meetings, calendar of events and links. In the future, there will be a link to the Management Company for homeowners to have access to their accounts, • A quarterly newsletter was published.
More Accomplishments in 2005 • New reserves were created to raise the amount from $28,766 to $46,257, • In the 2006 Budget, a new reserve was created “Storm Damage Clean Up” to deal with future Hurricane damages, • Due to lighting from the Hurricane Wilma, six cameras and other equipment burned out and were replaced to maintain security in our community. Also, Power Surge Protectors were installed, • Upgraded the software in the computer of the Guard House to improve data of the homeowners for faster access, • The easements of the community were cleaned three times during 2005, • Security Roving hours were increased to 28 hours per week, • In early 2005, reconstruction and upgrading of the entire pool deck, Jacuzzi area, playground, outer walk and Gazebo with pavers were completed.
BUDGETED PROJECTS FOR 2006 • Replace the children playground equipment, • Repair asphalt pavement throughout the community, add one speed bump on 50th. Terrace and one on 112th. Court and improve the speed bump design to comply with the Fire Department requirements, POTENTIAL PROJECTS IN 2006 • Pool Heater Feasibility Study and the financial impact on the operating cost for the community, • An estimate to build 700 lineal feet of perimeter Concrete Wall was obtained from one contractor at $300,ooo plus, • Select new colors for the homes of Doral Landings.
SPECIAL MEETING ON FEBRUARY 23, THE COMMUNITY WILL HOLD THE CITIZEN’S CRIME WATCH MEETING AT THE POOL AREA WITH THE ATTENDANCE OF SGT. MANNY GONZALEZ OF THE DORAL POLICE DEPARTMENT TO EXPLAIN HOW THE CITIZE’S WATCH FUNCTION AND HE WILL PROVIDE HELPFUL TIPS ON HOW TO PREVENT CRIME AND VANDALISM IN OUR COMMUNITY. TENTATIVELY, MAYOR JUAN CARLOS BERMUDEZ WILL ATTEND THIS MEETING.
