March 2011Senior Care Facilities • Senior Care Facility definition • Buildings that house and provide care and assistance for elderly residents • Skilled Nursing Facilities (with or without Dementia Care) • Assisted Living Facilities (with or without Dementia Care) • Current category: Other – Health Care: Long Term Care (Nursing Home, Assisted Living) • Buildings will be converted to Senior Care Facility • Default values will be assigned for all required attributes • Notes on Independent Living • Retirement communities and independent living communities for the elderly are not covered • Some Senior Care Facilities offer a mix of residential options including independent living along with some form of assisted living. • More than 50% of the units in a community must be considered skilled nursing or assisted living in order to be eligible as a Senior Care Facility. • Healthcare team has created guidance document of options for mixed communities, explaining when an independent living building may or may not be excluded for the purposes of obtaining a benchmark

March 2011Green Power Purchases • Terminology • Change Renewable Energy Certificate to Green Power Purchase • Flexibility • Generation Method – include the ability to specify multiply types of power (for blended products) • Generation Time Period – include day/month drop-down menu so users are not confined to specific quarters • Can specify future dates to enter full contract delivery period

March 2011Green Power Purchases • Technical Reference Document • New document to explain types of purchases and entry requirements • FAQs • I am purchasing green power generated and delivered by my local utility; does this improve my ENERGY STAR score? • No. This has an environmental benefit (REC) that you can track separately, but does not lower the energy needs to operate the building. • How does Portfolio Manager include the electricity consumption from my building’s onsite solar or wind system when calculating my score? • The energy used from your system must be reported in total and included in source and site energy. The on-site system has a lower source energy than equivalent grid purchases and therefore will contribute to a higher ENERGY STAR score. • Do I receive credit in Portfolio Manager for the export of onsite generated renewable electricity back to the grid? • No. The export of energy back to the grid does not lower the energy required to operate your building.
March 2011Green Power Purchases • FAQs (continued) • Does the Total Emissions value reported in Portfolio Manager reflect the emissions avoided from my utility green power and RECs? • No. Total emissions reports the emissions associated with your energy use. The avoided emissions from RECs are not included but are tracked separately – these are generally separate line items in emissions reporting protocol. • Can I account for forms of onsite renewable energy other than solar and wind (e.g. biomass or landfill gas)? • Not at this time. • If I do not know the resource type or location information related to a green power purchase what options do I have for inputting data into Portfolio Manager? • Location: enter that the location is unknown • Generation Type (solar wind, etc): consult with your provider and enter a best estimate at time of purchase. Actual values can be entered at the end of the delivery period.

March 2011Energy Calculations • Source Energy • Revised source energy factor to account for prevalence of CHP Steam in the market • About 40% of District Steam is CHP (more efficient, lower source factor) • Revised Source Factor: 1.21 • Buildings with steam may see their scores go up • Natural Gas • The amount of heat (Btu) in 1ccf of natural gas depends on the elevation • At higher elevations the atmospheric pressure is lower • Portfolio Manager used to account for this • Conversion factor from ccf to kBtu depended on building’s elevation (zip code) • Most utilities already account for this and report in “standard” ccf (e.g. adjust their ccf value) or in therms • Additional adjustment in Portfolio Manager is not necessary and will be removed • Approximately 35,000 building in Portfolio Manager use natural gas in a volumetric unit (e.g. ccf) • The majority will have no change in score

March 2011 Weather Normalization Document • What • New technical document to explain the way that weather is accounted for in Portfolio Manager metrics • Weather Normalized EUI • An EUI that expresses the energy use a building would have used under 30-year average conditions • Available for all buildings • Compares a building to itself over time • ENERGY STAR score • Adjusted for actual HDD and CDD experienced during the 12 month evaluation period • Based on actual EUI relative to actual HDD and CDD • Evaluates a building using statistical correlations observed in the national population
March 2011Automated Benchmarking Services • Read/Write Authorization • PM users will be able to have multiple ABS providers and can manage specific read/write access for each meter • Only one ABS provider can write (populate) a given meter • Multiple ABS providers can be given read access to meters • New Test Authorization Tool • Ability to test pending authorizations in the test environment • Optional Date Range for “get meter details” • Enables an ABS provider to get data for a specified time period only • Currently have to retrieve all meter data, which could be several years worth of data – change will make the service faster for ABS providers
March 2011Automated Benchmarking Services • Senior Care Facilities • New energy performance scale will be available through ABS • Green Power Purchases • New entry options will be available through ABS • Campus Meters • Campus energy meters can be updated via ABS • Will work for any existing campus meters assigned in Portfolio Manager • This does not give ABS providers an ability to create campuses or change buildings on a campus • Water Meters • ABS will enable the entry and upload of water meter data
IT Energy Estimates • Why permitted • Many mixed use buildings do not have IT meters in place • This is a grace period to enable ENERGY STAR scores until meters can be installed • How to meter • Meter at the output of the UPS • Meter IT Equipment energy only (servers, storage, network) • DO NOT include cooling, lighting, or other ancillary equipment • Meters typically will cost less than $2,000 • Deadline to meter! • Estimates will no longer be available after June 2012 • In order to receive a score 12 months of data are required • Meters must be installed by June 2011 to ensure an ENERGY STAR score after June 2012
Reminders on Definitions and Policies • Data Center definition • Data Center applies to spaces designed for processing of computer loads • Facilities with rows of servers, storage and network devices • In a mixed use setting, typically more than 30-50 kW of power required to run IT equipment alone (not including cooling, etc) • Closets with 2-3 servers are not Data Centers, even if a supplemental cooling unit is required • IT Energy Use definition • Report use of the IT Equipment only • Should not include any cooling equipment or other loads • Measure energy not power • If I don’t have the IT can I enter to total energy use (including cooling) until the meters are required in June 2012? • NO – it is not acceptable to enter total Data Center energy use, the PM estimates must be applied • Building energy meter requirements • Should report all energy use including the energy use of the Data Center and its IT loads • Reporting the IT Energy Meter and including this energy in the total is NOT double counting.
