Wellington Suites • Key Initiatives: • Replaced all windows • Insulated roof to maximize efficiency • Fresh air fans operate only as required • Gas boilers replaced - modulating high efficiency units • Ensuite bulbs replaced with CFLs - 800 bulbs • Elevator motors/controls replaced • Replaced all toilets with low-flow models • Installed aerators/flow reducers in showers, taps • Planted trees – block winds and provide shade • Actively promoted conservation and recycling • Introduced books/magazines/goods exchange, plus Safe Battery Disposal • Compost all leaves and yard waste on site • Made recycling easy instead of difficult

Upper Broadview • Green Toronto Award winner • 32 units – dates to 1930s • Accomplishments from 2003: • Gas consumption reduced by 38% • Water consumption reduced by 56% • Electrical consumption reduced by 15% • Recycling (waste diversion) increased from 10% to 70% (industry standard is under 20%) • Implemented numerous initiatives to promote environmental sustainability and resource conservation • Consumption of gas, water and electricity regularly tracked and reviewed • Actively promoted energy conservation and recycling awareness to staff and tenants

Upper Broadview • Key Initiatives: • Replaced all windows • Insulated attic to reduce heat loss • Installed new controls on boiler • Replaced all steam traps, eliminated leaks on system - reduced boiler pressure from 5 lbs to 1 lb • Instituted on going preventive maintenance program • Aerators/flow reducers installed on all kitchen taps • Replaced all toilets with low flow models • Promptly attended to leaky taps and other water leaks • Replaced hallway corridor light fixtures with energy efficient fluorescent fixtures • Installed low wattage CFL in common areas • Retrofitted exit signs with LED (low energy) light bulbs

Upper Broadview • Waste Management Initiatives: • Made recycling easy • Recycle cans, bottles, paper, cardboard and approved plastics • Collect “returnables” (beer cans and bottles, wine and liquor bottles) and give proceeds to the less fortunate • Pilot project for Green Bin program • Actively promote Waste Reduction and Earth Week • Actively promote/encourage tenant participation and suggestions • Safe battery disposal • Book/magazine exchange • Used goods exchange (furniture, clothes, electronics) • Items regularly given to hospitals and charities • Exceptional “buy-in” of our tenants to our program

What is MEER? • Province-wide electricity conservation Initiative • Target sector: Multifamily apartment buildings • Includes condominiums, coops, non-profit, assisted social housing, senior residences, privately owned student housing • Over $30 Million in incentives for: • Energy retrofits • Energy audits • Resident education • Custom and prescriptive application process • Conservation Goal: 100 MW reduced demand and 385,000,000 kWhr/year reduced consumption (Province-wide)

Rebates - Prescriptive • Calculated on a per-measure basis • Rebates range from $1.00 to $250 per measure (Some incentives have just increased by up to 500%!) • Based on a predefined eligibility list • No energy calculations required • T5 and T8 Lighting fixtures • Energy Star CFL’s • Exit Signs (LED) • Energy Star appliances • Programmable Thermostats • Ground Source Heat Pumps • ECM motor for furnaces • On-demand hot water heaters • Central storage tank water heaters • Solar hot water preheat • Drain water heat recovery • Occupancy Sensors (in suite)

Rebates – Custom or Calculated • Incented at $0.07 per kWh ($.10 per kwh inside 416) of electrical savings or $800/kW for chillers (Just increased from $250/kw) • Electricity savings calculations required • Any proven technology can be approved as a custom measure Rebate can pay up to 50% of total eligible project costs
