Why Green/Sustainable Design? Green / Sustainable Buildings: • Use key resources more efficiently (energy, water, materials, and land) than buildings that are just built to code • Create healthier work, learning, and living environments • Use more natural light and have better air quality • Contribute to improved employee and student health, comfort, and productivity
Why Green/Sustainable Design? Why Would an Owner want their project to be a GreenProject? • Sustainable Design: 10 to 1 payback • Results of the 2008 study of 40 Green Buildings: • The cost premium for a Green/LEED Building ranges from 0.6% to 6.8% (depending on Certification Level sought) • An average increase in cost of only 2% • Approximate $2 to $4 per square foot premium • Financial benefit: $50 and $70 per square foot over a 20-year life of the building
Why Green/Sustainable Design? • Whole Building Design Guide, U.S. Naval Facilities Command: • “Many of the factors that influence environmental comfort, such as quality lighting and adequate ventilation rates, also have a direct impact on building energy use. But the relationship between productivity and building energy use should be put in perspective.” • For private sector offices: • Salaries average $200 - $600 / SF / year • Building leases average $20 - $30 / SF / year • Energy costs average $2 - $4 / SF / year • Thus, a "productivity" increase of just 1% [$200 x .01=$2]: • Completely offsets the building's entire energy bill!!!
