  3. Before / After

  4. Crystal Ball

  5. Reality Check #1of 2 • Investment is needed • Energy Inflation (8.6%) • Low Savings Rates (3+%) • Lowering Annuity Rates • DYI? • Get VAT registered • Save 15% on materials used for energy saving.

  6. Finances • RPI • Info provided by local IFA • Money advice service • Info only – no liability • Joint • 65 year old man • 62 year old spouse • Who receives two thirds on death. • Legacy • None. • Increase in property value • None. • Comparative Risks • Energy Inflation < RPI • Need to Move • Property Value not recouped.

  7. Calculations • 4.6% (5.7% Gross) • Break Even • 22 years • 15 years (5% Energy Inflation

  8. Reality Check #2 of 2 • Check that your partner is on board. • Neighbours:- • Good Relationship? • Retired and live at home? • Work nights / sleep days? • Talk to your District Council planning dept. • Listed building or conservation area? • Perform a Feasibility Study. • Room by room. • Trade by trade. • Build in Staging / “Future proofing”. • Find a building consultant. • Unlikely to require an architect. • Ensure they will provide answers to questions.

  26. Wood Burning Stove - Today

  27. Solar Photovoltaic - WHY

  28. Solar Photovoltaic – Feed In Tariff • How it works • You pay capital for installation • Depends on space and orientation • Electricity Suppliers pay • 21p / Unit • You get • Savings on your electricity bill – about 50% • If you change your habits • You get a ¼ ly payment based on what you generate.

  29. PV Generated

  30. Solar Photovoltaic – Feed In Tariff • Consultation – Phase 2A • 900MW installed instead of 116MW predicted (12/2011). • FIT will be based on amount deployed. • Aiming ROI between 4.5% to 8% **:- • Option A 13.6p £8500 10.30 yrs • Option B 15.7p £9250 10.36 yrs • Option C 16.5p £9750 10.39 yrs • Crystal Ball • New research by MIT / AMLOF / California Institute of Technology • Current efficiency limit is 34% due to unconverted light causing thermodynamic disorder (Shockley-Queisser limit). • Spectrum splitting structures directs different colours from the sun to matching solar cells. (Blue & green light). • Albert Polman (AMOLF) claim – 70% efficiency is achievable. • Best on the market is 18%. • See www.amolf.nl “light management leads to ultra efficient solar cells” • ** Capital cost to achieve 7.6% ROI.

  31. Solar Hot Water Panels

  32. What is the Green Deal ? • I’ll be moving house in the next few years • Not worth investing – I won’t see the payback. • I don’t have the cash • I am maxed out on mortgage / loans / credit cards

  33. What is the Green Deal ? • Green Deal Assessor • Produces a “Whole House Plan” • Estimates the savings • Checks for a Pay Back of 25 Years (Golden Rule) • Green Deal Installer(s) • Make changes to the house based on the Plan • Green Deal Provider (Green Investment Bank?) • Provide the finance • Collect the payments via your energy bills – Big 6 have delayed • These pay off the loan • THE LOAN IS ATTACHED TO THE PROPERTY NOT YOU. • Likely to be limited to £10,000. • Full Scale Refurbishment would save £8.7 billion/year on household energy bills

  34. Rob’s No-Brainers • Insulate • Cavity Wall • Roof – at least 270mm Rockwall / Glass Fibre • Thermally Lined curtains • Behind Radiators • Under Floor – if you can • Eliminate Drafts • Doors / Letter Boxes / Keyholes • Chimneys • Floors • Windows !! • Radiator Valves • Set your Boiler Timer • Condensing Boiler • New Water tank ? Get dual coil • Lighting – LED if you can • Halogen – use a lot of watts. • Check your appliances • Upright Fridge / Freezer • Tumbler Dryers – expensive. • Freezers • Check your PVR / Satellite boxes / TV on standby • Get an OWL Meter

  35. Worth Considering • Redecorating your sitting room ? • Make it an ECO Room • Consider internal insulation • Under floor Insulation • Install a wood burning stove – if you can. • Draft proof the floor and doors • Put in a mini heat recovery system for fresh air. • Put insulation into the ceiling. • Solar PV – if you have the money • Which Report (2010) suggests increasing your mortgage. • Make sure you have a long term plan • Check that nothing else will be required when altering the room.
