Energy Savings Guarantee TRANE Eliminates Financial Risk • TRANEcan remove any financial risk of implementing this project by offering an Energy Savings Performance Guarantee. • TRANEcan insure the success of this project by guaranteeing the annual energy savings that are projected for this project. • If the savings come in below the amount guaranteed, TRANEwill write a check for the difference. If the savings exceed the guaranteed amount, keeps all of the excess savings. • Energy savings guarantees are available for as few or as many years of the project term desired. By alleviating operating and reliability concerns, TRANEhelps its clients to focus on core business issues. By providing guaranteed energy savings, this project will meet operational and business goals as well.
Project Funding and Financing Although TRANE does not finance any of our projects internally, we help our customers secure cost effective financing from the marketplace without any hidden markups or fees through third party lenders. Several options for financing Energy Efficiency Projects exist, each with particular characteristics that may appeal to building owners’ different needs and constraints. Key things to consider are type of financing, financing terms, balance sheet treatment, cost of money, payment requirements, ease of accessing capital, etc. Here are some methods: • Self-financing • Capital and Operating (off-balance sheet) Leases • On-Bill Financing through SDG&E • Power Purchase Agreements (PPA) • Efficiency Services Agreement • Managed Efficiency Services Agreement • P.A.C.E Financing

Letter of CommitmentDetailed Energy Study • What is the Letter of Commitment (LOC)? • The LOC is an agreement between TRANEand Eden which authorizes us to proceed with the Detailed Energy Study or Investment Grade Audit (IGA)? • What is the Detailed Energy Study or IGA? • The Detailed Energy Study or IGA will confidence to invest in the most appropriate energy efficiency project for your organization. • The Detailed Energy Study verifies the energy savings presented in the Preliminary Assessment and the exact amount of energy savings which can be guaranteed. • The Detailed Energy Study provides firm fixed pricing for all ECMs. • Throughout the Study process (6-8 weeks), we will update on Design and Development, Detailed Trace 700 Energy Models, Construction design Drawings and Specifications and Implementation Schedules through 30%, 60% and 90% completion stages through customer workshops. • The Detailed Energy Study will provide 30% engineering drawings prior to contract negotiation.
