  3. What does IDX look like? • Each brokerage can show each other brokerage’s listings on its web site • IF IT’S SUCCESSFUL…each brokerage can show pretty much all of the market’s listings

  5. Vs. framing aggregator site • The following example is FABRICATED • Personal Touch Realty does not frame (and to our knowledge, never has framed) any aggregator web site

  6. What’s important • Consumer… • sees site-sponsoring-broker as source for ALL listing information • understands which listings belong to the site-sponsoring-broker • experiences no branding confusion • is not guided to site-sponsoring-broker’s competitors (more than necessary)

  7. With IDX… • Brokers have a much better chance to be FIRST in the transaction • Brokers have the “stickiest” sites • Brokers get branding

  8. The implementation guide • Fairly comprehensive • Addresses the policy requirements and your options • Offers alternatives and rationales for adopting them

  9. How to use the IG • Go straight to Appendix A: Checklist (page 25) • Go straight to Appendix B: What IDX looks like (page 28) • Then read the whole thing (if you can stand it!)

  10. Then… • Borrow RMLS of Minnesota’s rules • Modify them as necessary to comply with NAR’s policy • And go…

  11. Stuff not in the guide • Originally, there was a considerable amount of advice that was really just BNL’s opinion • NAR couldn’t publish it as part of an official guide • RMLS will publish a commentary on the guide with the opinion material
