Raymond School Key Observations • Site Size • Existing size: 14 acres • Recommended size: 22 acres • Building Capacity • Current enrollment:442 students • Max enrollment based on total building square footage: 387 students • Max enrollment based on classroom square footage only: 486 students • Lack of middle school appropriate learning spaces such as Family and Consumer Education (FACE) and Technical Education • Two Portable Classroom Units in use

Raymond School Observations • Architectural • Site • Portable classroom units were installed as a temporary solution in 2003. • Building Exterior • Windows are single pane, with deteriorating caulk. • Large number of front windows were boarded up around 1986. • Small areas of brick deterioration. • Exterior wall construction from the 1960’s lacks insulation • Portions of roof “ponding” creating potential for water damage • Hollow metal doors are rusted and not weather-tight.

Raymond School Observations • Architectural • Building Interiors • Lack of daylight in core learning spaces • Inadequate Band and Library classroom spaces (located in portable classrooms) • Lack of “life skills” space for Special Education students • Lack of age-appropriate science labs for middle school students • Lack of middle school spaces such as FACE or Tech Ed Library in dark, narrow portable classroom Small guidance conference room Inadequate science classroom/lab

Raymond School Observations • Mechanical (heating,ventilation, air conditioning) • Mechanical system upgrades in 2004 • Original hot water piping – 1961, 1963, 1966 • Electrical • Original electrical service - 1961 • Upgraded classroom receptacles, circuits and data wiring – late 1990’s via TEACH wiring project • Fire alarm upgraded in 2011 • Security cameras were installed in 2013 • Interior lighting was recently replaced • Emergency generator was recently added Original hot water heater Original electrical panel

  14. Raymond School Observations • Plumbing • Sanitary waste piping below the floors and connections to plumbing fixtures require replacement. This will require the replacement of the existing floor wherever underground piping is present. • Inefficient hot water heater • Fire sprinkler system required by code if future renovation work conducted Representative images of the work required to replace sanitary piping below the building.
