Program Accomplishments • Developed Contract with City of Thomasville • April 15th 2011-Began Marketing the Thomasville Homeownership Program • Opened Thomasville Office July 1st • Identified & Award NC Community Investment Individual Development Account Grant • Grand Opening with Thomasville Chamber • Community Events • Workshops at Local Churches • Realtor/Lender Lunch & Learn
Results Since Opening In May 16th Staff has provided over • 76 Housing Intakes with resolutions including: • 43 Families Enrolled • 3 Active In IDA program • 2 Families With Offer to Purchase Contracts • 5 Mortgage Ready • 19 Home Repair Provided (Based on Qualifications) $50,090.68 in repairs • 5 Credit Counsel/Mortgage relief counseling

LHCDC was formed as a result of a commissioned research study: “Study of Obstacles to Homeownership and Housing Conditions in Lexington” (UNC-CH Center for Urban Studies 1995) which found that our area had a homeownership rate below the national average, below average wage levels, and special needs for decent, safe and affordable housing. Activities: Since 2001 LHCDC has provided financial literacy/homeownership education for over 660 individuals, over 734 home repairs, and sponsored the construction and sale of 16 affordable homes. IDA (Individual Development Accounts) Program- 20 LHCDC & Thomasville Homeownership Center clients save $2,000 and receive a $1,000 match for down payment assistance. (Funds previously provided by NC Department of Labor and NC Housing Finance) 20% Soft Second Loan Pool- North Carolina Housing Finance Agency Clients receive up to $25,000 or 20% of loan value Clients receive interest free second loan toward purchase of home. They do not have to repay this loan for 30 years providing that they continue to dwell in that house and do not refinance. This lowers the expense of monthly mortgage payments Financial Assistance Programs

Program Area LHCDC Home Repair Program LHCDC assists elderly and/ or disabled homeowners with much needed repairs. Many of our elderly citizens would have been displaced due to existing conditions that were corrected by rehab services provided by the LHCDC. Rehabilitation services have increased home values and facilitated the removal of blighted area.
Enables elderly and disabled homeowners to safely remain in homes Removes areas of blight or disrepair from the community Increases monetary value of housing stock Provides elderly and disabled clients with an opportunity to meet caring community members from youth groups and church organizations Reminds the community of the needs of elderly and disabled individuals Promotes philanthropic interest with youth, churches, companies and civic groups by working directly for elderly and disabled individuals Benefits of Home Repair Program
