Subdivision specifics • A zone change, Case EAP08-004 was approved on October 15, 2008 to change the property zoning from ER-2 to ER-3 Conditional. • Project is limited to 18 maximum lots on the 36.59 acre land tract with a minimum lot size of 1.5 acres. • Two new internal roadways will direct all subdivision traffic to Achenbach Canyon Road. Lot access to other adjacent roadways is not allowed. • Design must preserve historical arroyo paths. • All wire utilities shall be installed underground. • Water supplied by Moongate Water Company. • Waste Water by on-lot septic tanks approved by NMED. • Natural gas by on-lot LP tanks.

Waiver request • The developer is requesting a waiver to required roadway improvements to Chippewa Trail and Babey Court. • Several area home owners spoke against the paving of Chippewa Trail during the zoning hearings. • No proposed lots within this development shall access Chippewa Trail or Babey Court. • Roadway improvements to Achenbach Canyon Road shall be extended west to the nearest paved roadway. • Both the Dona Ana County Development Review Committee and ETZ Development Review Committee support this waiver request. • The roadways proposed by this development shall be constructed as outlined in the new Dona Ana County Design Standards.
