Find out by busting through them in minutes. These 5 currently top my list. Myth # 1:I need 20% down to buy a house. I’m always surprised when I hear people say this. Today, there are NO Money down loan programs available. And most FHA loans require only 3 ½ percent, while conventional loans can be as little as 3 or 5 %. Putting 20% down is great if you can do it, but you can still get a very low interest rate loan even if you’re only putting down 3.5%. Myth # 2:I’ll never qualify to buy a house. My Question is: How do you know? You wouldn’t be the first person shocked to find out you can qualify to buy a home NOW. There are a lot of affordable options to choose from. Getting clarity from a good and qualified lender is the key. And if you don’t qualify at this moment, the right lender can help you create a plan to do so in the shortest possible time. My main reason for suggesting you talk to a lender is to find out what you can qualify for, many times it’s more than you think. I work with excellent lenders, let me know if you would like a recommendation or two. Myth #3 is what Sellers often believe –“I need to price my house with enough room to negotiate.” This belief can and usually does cost sellers money. A new home on the market gets the most activity in the first 30 days. If the home is over priced it will sit. The longer it sits, the less money you will make. A good agent knows how to price a home, stage it & aggressively market it to get top dollar in the shortest time possible. Myth #4The less commission I pay the more I’ll make. We’ve been in a seller’s market for a few years now and seller’s markets always brings out low-cost real estate brokerages. And these discount brokers like to propel this myth. The truth is, agents who excel in this business do not discount services because they don't have to. We know how to price your home, aggressively market it which will net you more money. It all boils down to getting what you pay for. And Myth #5: All agents are the same. This could not be further from the truth. As in every profession or organization, there are those who are committed to excellence and devote time and energy to being highly skilled problem solvers and true professionals. Working with a full- time agent who can customize an extensive marketing plan for the sale of your property will ultimately put more money in your pocket in less time.
