How David Reecher Solvent A Really Nice Family’s Housing Dilemma They thought they had a big problem until they heard my solution. I want to share a conversation I just had with a really nice family here in the Annapolis area. They have outgrown their current home, especially now with a new baby on the way, and are panicking as to what to do - due to this crazy real estate market we are currently in: Here are their concerns: 1). They need to sell their current house before they can buy another house – but if they did that, they would be without a house until they find another, and they have a big family. And moving more than once is not practical and will cause one to age faster than they should. 2). They can try to buy a new house while they proceed to sell theirs, but this presents a problem in this market: A). There are very few properties on the market for sale, and even if they did find a house they wanted to buy, the seller is unlikely going to accept their offer unless they have already sold their current house. They know their house will sell quickly – but buying another is not as easy as selling, unless you approach it in a creative way. Here are the multiple options I gave them, each one solves their dilemma. A)I represent a buyer who will pay full price for their house and they can move out whenever they want to. Either renting back for 60 days after closing, or have the purchase locked in and close once they find their new house. This is a full price purchase, however, there are some convenience fees involved. B)The second option is for them to have me find them their new home before they try to sell theirs. This will be a property meeting their criteria, however, it will be an off-market property no one else knows about. The seller will be planning to sell soon, but has not yet started the process. I will arrange for them to see the property or properties, and if they fall in love,
than we negotiate with the seller to purchase it –but here’s the best part – they along with the seller get to choose a closing date sometime in the future that suits them both. Now that they have locked in their new house purchase – they can move towards selling their house No excess stress – this is as easy as it gets. They are so excited and are moving forward with both options in order to see which one is a better fit for them.
