  1. DDA N ZONE, A FULLY URBANIZED RESIDENTIAL AREA BY DDA UNDER LAND POOLING POLICY The MPD 2021 and Land Pooling Policy are the key change makers to alter the fate of real estate in Delhi. Since the advent of this model, Delhi has seen many changes in a positive direction, in the field of real estate. There has been a division of zones according to Master Plan Delhi 2021 and one of the zones which has gained most popularity is Dwarka N Zone. It covered an area of 8534 hectares but got reduced to 8194 hectares after O Zone got deleted from this zone and separated. This zone has its main focus on the development of rural, remote and village areas which are underdeveloped. The Land Pooling Policy has assisted the development of N Zone with a great endeavour. According to Land Pooling Policy, the farmers and landowners can sell their lands at market price and this land is pooled by DDA to start development on the land. It is beneficial for both

The Land Pooling Policy Projects has created so much space in the DDA N Zone that a number of houses can be accommodated in it now. The DDA N Zone Dwarka is witnessing urbanization and expansion of such localities which had remained underdeveloped in the recent past. The MPD 2021 has enabled fast development in this area by subdividing the DDA N Zone into different sectors and identifying various projects in each sector. Only this concept can curb the need of required housing units with an ample amount of development. The DDA N Zone has its own advantages over location. It is well connected with the adjacent areas and borders of Haryana. There are proper roads and transportation system along the borders of Haryana so it becomes easy to commute. The entire township carries hectares of land which can accommodate a large amount of housing units. The green belt is also present along with parks and well-maintained gardens. So, greenery is not been compromised. It also provides a connection with the nearby commercial market which can curb all the commercial needs.
