LAND POOLING POLICY PROJECTS PAVE THE WAY FOR INCREASED RESIDENTIAL UNITS According to studies conducted on the population of Delhi, it is being proposed that the population of the city will reach around 230 lakh by the year 2021. This means that the city will need approximately 24 lakh new dwellings. This is a number that is hard to reach though there have been major efforts made by the DDA and the authority has been successful in constructing around 11.69 lakh dwellings till date. However, the land pooling policy projects are being considered to serve the objective of filling Delhi up with the extra 24 lakh residential units required in the next five years. Land Pooling Policy and What Advantages it will bring to the Land Owners? According to MPD 2021, depending on the projected population of around 230 lakh individuals by the year 2021, the national capital would require more dwellings for accommodating this rising population. Under the Land Pooling Policy, the land owners shall have the option of offering their land to DDA or Delhi Development Authority for the purpose of development. Once the roads, power, water and sewage lines are duly laid, part of the developed land shall be returned to the land owners. The land owners can further use this land for building apartments by getting into partnerships with the property development companies. For the implementation of the LPP, around 89 villages that had earlier been declared to be urbanized, have been divided into a total of five zones and these are L Zone, DDA N Zone,
P-II Zone, J Zone and K-I Zone. Land parcels that have been proposed for development fall north-west, west, south-west, North and south Delhi. The Delhi Development Authority has come up with claims saying that it is all set to see the evolution of new sub-cities like Dwarka that came to the forefront during the late 1990s. Which are the Best Zones? Among all the five zones, DDA N Zone Dwarka and the L Zone are considered to be the best zones mainly because of the economic and the physical characteristics that they possess. These zones have full potentials of becoming sub-cities in the near future. further, it has been declared by the DDA that the N Zone of Delhi is particularly the best mainly because it lies very close to the National Highway- 10. Also, this zone features the highest water table that measures around 40-60 feet. The zone shall also be connected by way of an extension called the Rithala-Narela Metro Line that has been planned under Phase-IV. This zone is spread over an area of 13. 975 hectares. It includes some of the most populated villages such as Bawana, Kanjhawla, Salahpur Majra, Chandpur and so on.
