Demonstration Area Case Study as Envisioned by Development/Planning Expert Group • PURPOSE • To create a framework and process for visualizing potential reinvestment through development in the Discovery Triangle. • Demonstrate feasibility of goal to achieve 100,000 new quality jobs in the Discovery Triangle, and the resulting opportunities and constraints regarding public policy, housing, education, sustainability, transportation, etc. • Develop potential development schemes that achieve that goal. • Coordinate with other Expert Groups goals and missions. • Utilize metrics to gauge success. • Further the goal of urban vitality in nature.

Demonstration Area Case Study as Envisioned by Development/Planning Expert Group • Process • Identify framework for analysis of Demonstration Area. • Analyze Discovery Triangle for important redevelopment features. • Utilize existing research from Discovery Triangle / CBRE asset inventory. • Create “Character Districts” throughout the Triangle that are loosely based on visual identification of similar land uses and natural geographical features. • Analyze circulation, transportation, amenities, suitability, etc. throughout the Triangle.
Demonstration Area Case Study as Envisioned by Development/Planning Expert Group • Process (continued) • Identify a smaller sub-area of Discovery Triangle to use for Demonstration Area. • Identify boundaries of Demonstration Area. • Choose case study site(s) within Demonstration Area to use for sample development analysis. • Identify that analysis will be based on a large percentage of assumptions. • Create potential development options for site(s). • Hold charette with other Expert Groups and stakeholders to evaluate options. • Analyze charette results and modify accordingly.
Demonstration Area Case Study as Envisioned by Development/Planning Expert Group • Process (continued) • Request information from other Expert Groups regarding opportunities and constraints pertaining to case study options specific to that Group’s mission statement and goals. • Finalize land use model to determine the number of jobs created by the case studies, residential units, and commercial intensity. • Integrate other Expert Groups’ information into analysis. • Briefly analyze whether case studies meet Discovery Triangle metrics for successful revitalization of Triangle. • Finalize case study. • Prepare brief outline explaining Demonstration Area.

Demonstration Area Case Study as Envisioned by Development/Planning Expert Group • Conclusion – Moving Forward • Analyze results of case study schemes. • Application of case study schemes to larger Land Use Model for entire Discovery Triangle. • Determine land use intensity and density, land use balance, public facilities thresholds and targets. • Refinement of Character Areas to express the Triangle’s vision. • Define target and priority areas. • Develop suitability, stake holder attitudes, land assemblage and redevelopment potential. • Clearly articulate a vision for the future of the Discovery Triangle.
