  3. Getting to Know the Area • The Local Chamber of Commerce • Local Colleges & Universities • Local Malls & Shopping Areas • Local Libraries • Local Radio Stations • Online Newspapers • Local Churches & Schools • Local Police Department Website Start Searching the Internet!

  4. Finding An Agent • Begin by looking for homes for sale online • Take note of certain areas that keep coming up in your price range & where they’re located • Notice particular agents’ names & agencies that come up often • Pick out agents & begin interviewing them by phone

  5. SomeThings You Want to Find Out: • Ask who is responsible for paying the agent for their duties • Ask what their protocol is for working with a buyer • Ask what their protocol is for working with other local agents • Find out exactly who the agent will be representing Buyer? Seller? Both?

  6. LawsLimit Information • The Federal Fair Housing Laws often prevent Realtors/Agents from giving certain information • Don’t get upset with an agent if they tell you they can’t answer your questions due to certain laws

Knowing the Area To find out more about a particular neighborhood ask the agent: • To get you a “list-to-sales average price ratio” printout • For a CMA for neighborhoods you’re interested in • A breakdown of where new home construction is going on; where older homes are located • Breakdown of average-per-square foot price • What is the current market situation in this particular area? • Average Days-On-Market List-to-sales Average price ratio CMA $ per Sq. Ft. Buyers? Sellers? Neutral? D.O.M.

  8. Relieve Stress • Get to know the area • Get informed & comfortable with an agent • Approach the move as if you are a tourist at first • Delve deeper and see what amenities are available to citizens of the area
