Leadership in Energy and Environmental Design for Existing Buildings (LEED-EB): Operations and Maintenance Sustainability Activities by the BUILDING OCCUPANT
Executive Order S-20-04 • All State buildings over 50,000 square feet shall be LEED-EB Silver or greater • The following programs can earn up to 10 LEED points in the Materials and Resource (MR) category and 4 in the Sustainable Sites (SS) category
Team Approach to LEED-EB certification • Project Administrations • On-Site Field Staff • Building Occupant Sustainability Activities
Step 1: Assign a “Green Champion” • Requirements: • Building Occupant interfacing with the Building Management • Familiar with purchasing, recycling and acquisitions of furniture and equipment • Enthusiasm for this “green” movement
Step 2: Alternative Transportation Program • Encourage Alternative Transportation • Communication plan • Informational Website • Flyers • Transportation passes • Locker facilities • Bike locker area • Shuttle system • Parking incentives
Sustainable Sites Credit: SS credit 4 Record % of Occupants using Alternative Transportation Divide number of people that are:~ Bicycle commuters~ Public Transportation commuters~ Car/Vanpooler commuters~ Alternative Fuel Vehicles (AFV) personal commutersBY:~Total Number of people using building ALSO Encouraged:~ Public Transportation for work related trips ~ AFV work related trips
Step 3: Coordinate with Project Administrator to clearly define “ongoing consumables” and “durable goods” • Durable Goods: Electrical Powered Equipment • Appliances • External power adapters • Televisions • Audiovisual equipment • Ongoing Consumables: • Paper • Toner Cartridges • Glass • Plastics • Cardboard • Food Wastes • Metals • Desk Accessories • Durable Goods: Furniture • Cubicle partitions & panels • Tables • Office chairs
Step 4: Recycling Programs Set up a robust recycling program and track disposal rates • Recycling bins • Recycling of batteries • Recycling office supplies • Information on website • Set up opportunities to compost food waste
Ongoing Consumables: MR credit 7 Record % of waste recycled • Have recycling vendor provide “hauler” documentation • Emphasis on recycle bin collection so that separation is preserved • Educational Signage • File AB 75 records
Ongoing Consumables: MR credit 7 Target: 80% diversion of used batteries • Set up program to collect old batteries • Advertise program with informational flyers and website • Keep records of disposal rate All portable dry-cell type including: Single use or rechargeable used in radios, cameras, computers and other devices or equipment
Materials & Resources: MR credit 8Record % of recycled or reused durable goods Durable Goods: Electrical Powered Equipment
Step 5: Purchasing Programs Purchasing resources: Environmental Preferable Purchasing (EPP) Best Practices Manual at www.green.ca.gov Track all purchases for ongoing consumables and durable goods according to Step 3 definitions.
Ongoing Consumables: MR credit 1 Record % of recycle content products purchased • State Agency Buy Recycle Campaign (SABRC) filing • File reports per SABRC • Good record keeping
Materials and Resources: MR credit 2.1Record % of purchases by cost • Track purchases of Durable Goods: Electrical Powered Equipment • Appliances • External power adapters • Televisions • Audiovisual equipment
Materials and Resources: MR credit 2.2 • State Purchasing Process provides structure for Document Management: • Buy from Prison Industry Authority (PIA) • Buy other which requires filing waiver with PIA • Buy salvage furniture from warehouse Record % of sustainable purchases by cost Durable goods: Furniture (salvaged or with recycled content)
Step 6: Material & Resources: MR credits 3 & 9 Facility Alterations and Additions Provide LEED – EB Project Administrator with up-to-date list of all facility alterations or additions
Project Manual or Special Repair In the event of any Facility Alterations or Additions • Specifications for: • Erosion and Sedimentation Control • Construction and Demolition Waste • Construction Indoor Air Management
