  4. Under new regulations all extensions and renovations will now be required to prove compliance with Part F1 Three ways to do this Standards Based Approach Calculated Trade Off Approach Equivalent Carbon Target Approach – actual extension vs. notional extension SAP for Renovation/ Extensions

  5. Simplified Building Energy Model Under New Part F regulations non residential buildings will require an SBEM. Information required much more complex than SAP Process much more complex than SAP – for example HVAC systems Like SAP compliance based on carbon emissions SBEM Calculations

NEW BUILD - Case Study 1 TYPICAL SEMI DETACHED HOUSE • Approx 96 square metres • Air Leakage Rate set at 15. • OFCH condensing boiler • Room Stats and TRV’s • Open Fire Place in Lounge burning coal. • U value of windows and doors 2.2. • All u-values in example based on maximum permitted u-values in the new regulations. • NB – If this typical dwelling was assessed under the 1998 Part F regulations with u-values meeting the elemental requirements, it would have achieved a SAP in the mid 90’s.

Case Study 1 ‘As Designed’ SAP Results • What does this show? • SAP is 68/100 • Band D • DER greater than TER • Non Compliant • We shall work through the example and make various changes to help gain compliance • The changes are made in no particular order – just examples Building Regs Part F Assessment

NEW BUILD - Case Study 1 • What happens if we change the heating from oil to a mains gas condensing combi and change the heating controls to full zone control. • Based on a SEDBUK Band A condensing combi boiler with an efficiency of 90.0% RESULTS • Changing from oil to gas has increased the SAP from 68 to 73 (BAND C) . Why? • Still non Compliant. DER still greater than TER Building Regs Part F Assessment

  9. NEW BUILD - Case Study 1 • Change the u-value of the windows to 1.8 and.. • Change secondary heating from a standard open fire using coal as fuel to a wood burning stove. RESULTS • SAP has increased to 76 but… • DER still greater than TER so still non compliant. • More changes are required to achieve compliance. Building Regs Part F Assessment

NEW BUILD - CASE Study 1 • In an effort to achieve compliance the logical thing to do now is change the insulation. • Wall u-value changed to partial fill cavity with a u-value of 0.28 • Floor insulation changed to give u-value of 0.18 • Horizontal ceiling insulation increased to give a u-value of 0.14 RESULT • SAP has increased to 79 / 100 but still not compliant as DER still greater than TER. NEW BUILD - CASE Study 1 • To help achieve compliance we can change the ‘as designed’ Air leakage rate that we estimate. • If we do not use the rate at ’15’ then Builder must organise an air leakage test to be carried out upon completion. • Air Leakage Testing must be carried out by suitably qualified persons – eg BINDT or ATTMA approved. RESULT • Reducing the air leakage rate from 15 to 10 increases the SAP score to 80 and now the DER is less than the TER • The property is now compliant with the updated Part F regulations, based on the changes we have made.   13. No such thing as a typical specification across every property. Experience will tell you what to do to achieve compliance. Liaise with SAP expert to help achieve compliance.
