Knowing Your Role Is Critical • Screening of Eligible Applicants in accordance with the Grantee approved Tenant Selection Plan • Reexamination and verification of family income and composition • Determination of family rent (total tenant payment, tenant rent and utility reimbursement) • Collection of rent, termination of tenancy and eviction • Performance of all repair and maintenance functions

  3. Tenant Screening • Property is allowed to screen PRA tenants in same manner as other tenants • TSP must be preapproved by Grantee (GDCA) • For some properties, this screening at the property level includes: • Rental history • Credit • Criminal history • Reasonable Accommodation Requests • If denial at property is related to disability, consider making reasonable accommodation request • Train program staff on reasonable accommodations

  4. Determination and Selection of Eligible Tenants The Owner is responsible for: • Obtaining and verifying information related to Social Security Numbers of Eligible Family members • Immigration Status • Complying with protections for (VAWA) Victims of Domestic Violence, Dating Violence, Sexual Assault, or Stalking

  5. Enterprise Income Verification - EIV • Obtaining and verifying income through the use of EIV • Form HUD 9887 & 9887-A EIV Reports • Summary Report • Income Report • New Hire • Income Discrepancy Report • Existing Tenant Search • Multiple Subsidy Report • Identity Verification Report • Deceased Tenant Report

  6. Comply with all other HUD Administrative Requirements • MOR - Management and Occupancy Review • REAC • TRACS • Fair Housing • Fees (late fee, return check, etc.) • 4350.3 Rev 1. Change 3
