Regional malls required a placement of “not on” the forests However it was decided that the mall may not wish to be placed right beside the forests as it may want to expand. Therefore the forests were also given a buffer from 100m, 250m, and 500m. The four scenarios were kept to give the builders of the mall some choice and flexibility for placement of the mall. WETLAND CONSTRAINTS Wetlands require by law a boundary of 120m therefore the wetlands constraint was given a buffer of 120m to follow the law. There was also added a secondary buffer of 240m that was included that the client could use to place their malls just to be very secure in the knowledge of flooding safety.
RESIDENTIAL As a regional mall its customer base extends beyond just local residents. However being located near bodies of residential homes, while not critical it is and can be a plus. Therefore the areas of land use that is residential was located and then given buffers of 500m, 1km and 2km. This was done to provide the client areas of varying closeness to residents. The reason that multiple levels of choice was given was so that they could choose between what would be more important, either being close with a higher cost and less expansion room, or further away with lower costs and more room to expand.

ARTERIAL ROADS Arterial roads, are roads, delivers traffic from freeways, or highways. Once seen from the highway, it is logical to place the Mall right off the freeway Regional Malls should be relative to arterial roads 300 m 500 m 1 km
Slope • Slope is neither an essential nor a constraint, rather it is an entity with many depending variables. • The location of a mall is based on budget constraints. This budget can be allocated to excavate land depending on project costs of construction. • The colour green depicts the more centralized or lower units of slope on the land. The blacked out areas are below level and high levels of slope which should not be used for construction. • The most suitable locations for a regional mall based on slope would be the shades of green which is the flattest land for building malls. • Ideally the best location for a regional mall is located on a flat surface or slightly raised area, however one is able to put a mall somewhere with higher slope if no locations are found.
Highways • One would want to be situated in a close range of a highway for convenience when accessing a regional mall. The highways are an essential variable when locating a regional mall. • Two examples of two existing, major regional malls located within close proximity to a highway are Yorkdale (Hwy 401) and Vaughn Mills (Hwy 400). • The three buffers that were selected (500m, 1km, 3km) show the relation of the distance away from highways with different buffer locations. • The 500m buffer is the most suitable location because it can attract the maximum amount of people. The location is visible from the highway to travellers which attracts the most people. • 3 km buffered area is an extreme used to show the maximum distance from a highway a mall should be located, anything else is too far because it’s a long distance to travel off of a highway and it is out of the way for consumers. 1 km buffer 500 m buffer combined buffer 3 km buffer
