Work Completed • High priority repairs to structural beams • Tuck pointed brick mortar & replaced sealants. • Balcony rails replaced • Applied traffic bearing coating to balcony concrete slabs and painted soffits • Penthouse Window Replaced
Structural Beams • Removed bricks necessary to access beams identified as high priority in overall building evaluation • Removed & addressed any corrosion • Repaired the beams as per Construction Insight Engineering specifications • Replaced bricks
Tuck Pointing & Building Sealants • Removed and replaced brick mortar • Repaired and replaced the necessary through wall flashing • Removed and replaced building sealants such as caulking and glazing
Balcony Rails • Instead of repairing and repainting the existing rails, the Board was able to achieve the replacement of all balcony rails with new weather and fade resistant railings. • This was done without exceeding the original budget for the project.
Balconies • A traffic bearing, non-slip coating was applied to the concrete slabs of each balcony • All soffits (the underside of each balcony) was scraped, primed and painted • A drip edge was added to the bottom of each balcony to prevent water run off from entering the balcony below
Penthouse Window Replacement • All windows on the penthouse level have been replaced with windows similar to those that will be used in the units.

Window and Slider installation • All windows and sliders for each unit will be removed and replaced with commercial grade, high efficiency windows and sliders • This includes the entire window and slider systems – panes, frames and sealants
Schedule & Approach • Work will begin in March with a generalized installation schedule posted • Individual unit notices will be provided approximately two weeks in advance of the unit’s start date • Installation will be conducted one floor at a time beginning with the 6th floor and the front of the building
Schedule & Approach • Approximately 3 - 4 units will be accessed at a time • Any installation started will be completed the same workday • No openings will be left exposed overnight
Schedule & Approach • Each unit will be video taped to document the contents and condition of the unit before and after the work is completed • Video tapes will be retained for a short period of time in a secure location • All video tapes will be destroyed after the project is complete
Schedule & Approach • Construction Insight Engineers will be present for the entire duration of the project with Advanced Windows being the contractor • A notice will be posted in the building for the Association to hire a temporary employee to observe and monitor the window installation on behalf of the Board.
Resident/Owner Responsibilities • Prior to installation each unit resident must: • clear a 3 foot path from the entry door to each window and slider • Clear an area of 3 feet around each window and slider • Remove all items from the balcony • Remove all window treatments and hardware (blinds, curtains, hardware etc)
